The facility, developed under a built-to-suit (BTS) formula, has been designed in a hybrid layout, combining a modern warehouse with a production area tailored to the tenant\u2019s requirements and meeting high standards for insulation and energy efficiency.<\/strong><\/p>\n    <\/div>\n\n\n    <div class=\"post-text\">\n        <p>The transaction strengthens VOX\u2019s presence in one of Poland\u2019s most robust industrial and logistics regions and reflects the growing importance of operational models focused on shortening supply chains and locating production closer to end markets.<\/p>\n<blockquote><p><strong>Damian Ko\u0142ata, Head of Commercial at 7R, commented<\/strong>: <em>\u201eThe agreement is another clear example of nearshoring, which is no longer perceived as a theoretical trend but is becoming a tangible phenomenon with a positive impact on the Polish market. Decisions to combine production and logistics in one location increasingly result from a straightforward cost\u2013benefit analysis. Shorter delivery times, greater predictability of lead times and improved process control now translate into real business value, particularly in an environment where demand for selected product categories is growing rapidly<\/em>\u201d.<\/p><\/blockquote>\n<p>The new 7R facility for Profile VOX, located in Pobiedziska in close proximity to National Road No. 5 (international route E-261) will offer a total of over 20,000 m2 of functional space, including warehouse and production areas as well as a two-storey office space. Supporting the tenant\u2019s sustainability objectives, the building will be equipped with heat pumps and a 350 kWp photovoltaic installation, with the option to expand capacity to 1,000 kWp.<\/p>\n<p>The Pobiedziska facility represents a strategic investment that integrates production and logistics functions in one location, enhancing the scale of operations and operational resilience of Profile<\/p>\n<p>VOX. The implementation of advanced technological lines, along with a high level of automation and digitalisation, will enable the efficient deployment of solutions aligned with the principles of Industry 4.0. A key element of the infrastructure will be AGV robots, forming the backbone of internal logistics and ensuring a smooth flow of materials between critical processes.<\/p>\n<blockquote><p><strong>Jaros\u0142aw Raj, member of the management board at VOX, said<\/strong>: \u201e<em>The decision to lease 20,000 m2 in a model integrating production and warehousing is a response to the company\u2019s growing operational needs. The investment will allow us to shorten order fulfilment times, increase flexibility and strengthen supply chain stability. At the same time, it marks another stage in our company\u2019s development. Following a period of intensive expansion of the VOX brand in the Indian market, we are now focusing on strengthening our operational base in Europe, expanding production capacity and modernising our infrastructure.<\/em>\u201d<\/p>\n<p><strong>Damian Ko\u0142ata<\/strong> notes that transactions of this type are currently among the most sought-after on the market. \u201c<em>Companies increasingly expect facilities that are not merely warehouses or production halls, but genuinely support end-to-end processes, which perfectly aligns with our \u2018Beyond Warehouse\u2019 concept. Pobiedziska is a location where key advantages converge: proximity to Pozna\u0144, access to the labour market and a position favourable for distribution across Poland and towards Western Europe. Over the past six years alone, Poland\u2019s warehouse market has doubled in size, reaching more than 36 million m2, demonstrating the impressive pace of development in this sector. At the same time, tenants are clearly redefining their decision-making logic. In addition to rental rates, they now place greater emphasis on operational efficiency, automation potential, layout flexibility and total cost of ownership.
