Nearshoring in practice: 7R to deliver a state-of-the-art facility for VOX near Poznań
Warsaw, 15 January 2026 – 7R, a leading commercial real estate developer, has signed a long-term lease agreement with Profile VOX for more than 20,000 m2 of modern warehouse and production space in Pobiedziska, near Poznań. The facility, developed under a built-to-suit (BTS) formula, has been designed in a hybrid layout, combining a modern warehouse with a production area tailored to the tenant’s requirements and meeting high standards for insulation and energy efficiency.
The transaction strengthens VOX’s presence in one of Poland’s most robust industrial and logistics regions and reflects the growing importance of operational models focused on shortening supply chains and locating production closer to end markets.

The new 7R facility for Profile VOX, located in Pobiedziska in close proximity to National Road No. 5 (international route E-261) will offer a total of over 20,000 m2 of functional space, including warehouse and production areas as well as a two-storey office space. Supporting the tenant’s sustainability objectives, the building will be equipped with heat pumps and a 350 kWp photovoltaic installation, with the option to expand capacity to 1,000 kWp.

VOX. The implementation of advanced technological lines, along with a high level of automation and digitalisation, will enable the efficient deployment of solutions aligned with the principles of Industry 4.0. A key element of the infrastructure will be AGV robots, forming the backbone of internal logistics and ensuring a smooth flow of materials between critical processes.

The investment will allow us to shorten order fulfilment times, increase flexibility and strengthen supply chain stability. At the same time, it marks another stage in our company’s development. Following a period of intensive expansion of the VOX brand in the Indian market, we are now focusing on strengthening our operational base in Europe, expanding production capacity and modernising our infrastructure.”
