7R’s solutions, which exceed market standards, enable tenants to better care for their goods while improving the efficiency of their operations. “We listen to what our customers expect, but from the very outset we provide them with solutions that exceed market standards, at no additional cost. The goal is to improve efficiency, although this may mean something different for each sector,” comments Joanna Ociepka-Wojciechowska, a leasing director at 7R.
One of the ways cost control has been improved is through the use of the DALI LED lighting system, which turns on the lights exactly where an employee has just entered and then turns them off where it no longer detects movement. This also applies to areas outside the warehouse, along the corridors, and in the restrooms, etc. The use of modern lighting systems can reduce tenants’ electricity bills by as much as 48%.
Aerators installed in faucets and the use of rainwater for watering plants also contribute to a significant reduction in utility costs and resource consumption. 7R has also been keeping pace with the latest trends in this area—for example, by installing electric vehicle charging stations at its facilities.

Super-size sprinklers
7R is also making significant investments in the safety of its facilities. Warehouses require a complex fire safety system that includes a sprinkler system installed in the ceilings of the buildings. These systems are activated in the event of a fire. Depending on the industry, tenants have very different expectations regarding the safety of their people and assets.
“In 7R’s warehouses, instead of 240 ESFR sprinklers, we install 5.2-bar 360 ESFR sprinklers, along with larger fire suppression tanks, to ensure the safe storage of various flammable goods—such as tires—allowing them to be stored at higher elevations, even up to 9.1 meters above floor level,” explains a 7R expert.
It is the modern control system that is essential to this. When a fire breaks out in one part of the warehouse, the sprinkler system is immediately activated, but only in the section where it is needed. Thanks to this, the facility will not be completely flooded, while the fire hazard is contained where it occurs.
“These types of solutions are especially important for customers in the automotive sector, which is one of the most demanding industries when it comes to fire protection,” notes Joanna Ociepka-Wojciechowska. “Our facilities are built in accordance with the American NFPA standard, which sets the most stringent safety requirements for tenants of production and warehouse facilities. A detailed analysis must be conducted on the types of goods stored, which is then used to establish fire safety guidelines for the storage technology employed, leading to lower insurance costs for tenants,” she adds.
Custom-made to meet every need
The solutions provided by 7R are also designed to optimize the use of available space. Many of the developer’s facilities feature multi-level mezzanines, which are in high demand among tenants in the e-commerce and automotive industries, among others. Creating these structures is a very time-consuming process, both in terms of design and construction.
The level of complexity and the costs involved depend on the scale of the project, the number, types, and storage method of the goods, as well as, among other factors, the number of people who might be on the mezzanine at any given time. We must remember that when developing these types of projects, the people using them and their safety are of the utmost importance, insists 7R’s expert.
The construction of a mezzanine also requires a higher floor load capacity. As a standard, in Class A warehouse facilities, this is up to 5 tons per square meter—but 7R has increased this to 7 tons per square meter, and even up to 10 tons per square meter where necessary, if the tenant stores heavy goods or machinery. Flooring that is higher than standard in the buildings also allows for more efficient use of space, for example, through the use of an induction loop embedded in the floor.
