No Limit serves e-commerce trade in Central and Eastern Europe from new 7R warehouse in Sosnowiec

During the pandemic, logistics real estate, more than ever before, has become the asset of choice for investors. Last year, the industrial real estate sector claimed a record-breaking share (almost 50 per cent) in the total volume of transactions. Two of the most popular locations among the sector’s developers and tenants are still Silesia and its sub-region of Zagłębie. This is where a modern warehouse and office facility has been developed by 7R for No Limit, the brand which specializes in servicing the e-commerce sector. This warehouse is built according to a sustainable construction strategy.

The Sosnowiec BTS project for No Limit, a company with more than 30 years’ experience in the TSL sector, is an A-class facility with almost 5,000 sqm of storage space within a warehouse hall adapted to modern logistics operations. The facility was built as part of the 7R Park Sosnowiec complex that consists of three buildings. No Limit also has 455 sqm of office space within the complex. The building was designed and constructed to the highest standards of sustainable construction, in order to reduce the environmental impact of the investment.

Sustainable warehousing

In 2020, 7R initiated an important policy of corporate development in accordance with the principles of sustainable construction, as well as promoting good practices among its customers and in the warehouse and industrial sector. The cooperation with No Limit is an example of an effective business partnership, with shared values and the idea of proactively investing in the reduction of the logistics industry’s carbon footprint.

One of the key aspects of No Limit's strategy is its operational and business development that incorporates ecological solutions. The warehouse in Sosnowiec is an excellent example of this. We will use the infrastructure for electric cars as an important feature in the distribution of our customers' goods in the Silesian Agglomeration region. At the same time, we hope that the operations in this location will improve the flow of general cargo from Poland to southern European countries and will accelerate the development of contract logistics in the CEE market.

Hub No Limit at 7R Park in Sosnowiec offers 11 docks and 12 courier gates, including a semi-cross dock solution, for example, docks and courier gates in an L-shaped layout. The company also operates an internal car wash for here. There are 41 parking spaces around the building.

I am glad that our long-term tenant has entrusted us with the task of developing one of their most important locations. The purpose of this investment was to provide energy generated entirely from renewable sources, which is why the building has photovoltaic panels set on a strengthened roof structure. In addition, we have installed LED lighting throughout the facility. On the investment site, we’ve also provided connections to nine "plug in" stations for fast charging the operator's electric fleet and we’ve prepared the infrastructure for another 11 such points. These are just some of the ecological solutions implemented in the new building for No Limit, which has a significant share in serving the expanding e-commerce market in Poland.

The general contractor for the investment is Atlas Ward, which together with the Kwadrat studio is also responsible for the architectural design of No Limit’s new headquarters in Sosnowiec.

Silesia is now a warehouse hub

The Silesian Voivodeship is assessed by JLL experts as one of the most active warehouse markets in 2020. Silesia’s transformation into an industrial and commercial region is really visible here and the extensive road and rail infrastructure fuels the demand for production and warehouse space. Sosnowiec is considered to be a forward-looking city with the largest number of residents in the Dąbrowa Górnicza region. The 7R Park Sosnowiec’s proximity to Katowice, the main urban center in Silesia, as well as the A4 motorway and expressways, means that tenants choose the complex for its excellent location. The complex is also very much appreciated by employees.
