7R is beginning construction of the modern 7R Park Warsaw South III logistics park in Sękocin, near Warsaw. The project will consist of two buildings with a total leasable area of approximately 47,000 square meters. Construction is scheduled to begin in early August 2026. Even before construction began, 7R signed its first long-term lease agreement. Strefa Tenisa, Poland’s largest e-commerce retailer of tennis accessories, has leased 3,500 square meters of space in the complex.

With the upcoming restrictions of the EU’s CSRD directive and the stringent criteria of the EU Taxonomy coming into effect, the commercial real estate sector can no longer rely on mere declarations in 2026. For international investment funds and corporate tenants, a green warehouse is a measurable necessity. The old approach based on superficial green marketing (greenwashing) has given way to hard-nosed market engineering. Today, true sustainable construction is measured by a real reduction in the carbon footprint throughout a building’s entire life cycle and by actual savings in operational energy consumption.
