Spiżarnia, a distributor of Polish food to Western European countries, has chosen 7R Park Lublin as the location for its new warehouse and offices. The company will occupy one of the five buildings in the planned logistics park. The facility for Spiżarnia, with an area of nearly 22,000 sq m, was built on a BTS basis and houses three modern cold storage units. The building is scheduled to open in December 2021.

The warehouse at the 7R Park Lublin complex, dedicated to Spiżarnia’s operations, consists of nearly 19,600 sq ft of warehouse space and approximately 2,000 sq ft of office space. The 7R development provides the tenant with conditions specific to the food industry, including sprinklers in the oil racks, a special refrigeration system, and additional air-cushioned docks. The facility is scheduled for completion by the end of 2021.

The food industry is a demanding sector that requires strict storage conditions based on the safety and reliability of refrigeration and ventilation systems, appropriate building design and equipment, as well as compliance with sanitation and hygiene standards. Our main logistics center is located in Lublin. We also have five cross-dock warehouses in England (London, Manchester, and Lincoln), in Northern Ireland (Portadown), and in the Netherlands (Zevenbergen). 7R is a company with experience and expertise in BTS construction that will provide us with comprehensive warehouse and office space tailored to our needs.

Food distribution is primarily determined by factors related to an efficient, sustainable, and uninterrupted cold chain. What matters here is optimizing the warehouse in terms of storage conditions and logistics operations.

When we invested in Lublin, we knew it was a promising market. The contract with Spiżarnia for the construction of a BTS facility was signed even before work began on the logistics park, which demonstrates the trust the tenant has in us. It also confirms that we made the right choice of location for this project. When planning the warehouse for Spiżarnia, we focused on optimizing the facility’s layout. To meet the client’s needs, we designed three cold storage rooms with different temperature ranges.

The 7R Park Lublin logistics complex will consist of five buildings with a total area of approximately 110,000 sq m, located in the industrial part of the city. Its location near the Lublin ring road provides access to the S12 and S19 expressways, and thus excellent road connections—a key factor for the FMCG and TSL sectors. This is where the most important transportation routes intersect and where the rail infrastructure is being expanded, which serves as the foundation for transportation and enables the planning of freight and logistics operations throughout the country, as well as toward Eastern Europe. The project has received a BREEAM certification at the Very Good level.
