The facility occupied by Valeo Siemens eAutomotive is one of five buildings planned for the 7R Park Beskid II complex. It was developed on a BTS (Build-to-Suit) basis according to the tenant’s specifications and offers numerous amenities for its employees. In accordance with the client’s requirements, a green roof with relaxation terraces was installed on the office section of the building, creating a comfortable space for relaxation. Valeo Siemens eAutomotive also requested that a parking lot with electric vehicle charging stations and bus stops be located right next to the production hall. The new production facility and the laboratory and office section are expected to ultimately provide jobs for over 500 people.

Thanks to the use of modern technologies, the entire 7R Park Beskid II development will be certified under the BREEAM system at the "Very Good" level. To enable quick access to and from the development site in both directions, the developer has reconstructed a section of the S1 route. Plans also include the construction of a pedestrian bridge, which will enhance the convenience of the facilities for employees and improve safety for nearby residents.

The challenge in implementing this project was to functionally integrate the office area, located on the ground floor, with the production area, as well as to design a space that met the various requirements of the manufacturing process in accordance with the client’s construction standards, including glass walls that allow for constant monitoring of the production lines. This solution required an unconventional approach from us—it was necessary to provide the tenant with the expected level of functionality and fire safety in the building. Valeo Siemens eAutomotive emphasized that, in addition to numerous building modifications—such as ensuring high-capacity electrical power supply, compressed air systems, busways, ventilation, and the organization of permanent workstations—a high level of comfort for the team within the facility was also a priority. The entire hall is designed in such a way that it can be adapted in the future to meet the growth needs of Valeo Siemens eAutomotive.

A region with potential

7R Park Beskid II is one of the developer’s latest projects, continuing its strategy to expand warehouse infrastructure in the Silesian Voivodeship. In 2018, 7R Park Beskid I was launched in Czechowice-Dziedzice. The 7R Park Beskid II project will consist of five buildings with a total leasable area of nearly 90,300 sq m.

When we built our first logistics park in the Beskids, we knew that this area had significant investment potential. Its excellent location, proximity to the largest cities in the Silesian metropolitan area and border crossings with the Czech Republic and Slovakia, as well as a very well-developed road infrastructure, are the region’s key strengths. Silesia is becoming a region increasingly focused on innovation, which attracts such renowned tenants as Valeo Siemens eAutomotive. Our client occupies one of the five buildings at 7R Park Beskid II, where a modern production line has been established. Additional warehouses are also under construction, with tenants already contracted.
