7R and Generali Real Estate have finalized the acquisition of the 7R Park Kraków IX logistics building by the investment fund. The warehouse, with an area of over 33,000 sq m, which was completed in the middle of the year, is fully leased and has received a BREEAM rating of “Very Good.” This is the latest transaction between Generali and 7R this year. In September, the companies announced the sale of the 7R Park Gdańsk II warehouse complex in Kowale.
In early December, Generali Real Estate, acting on behalf of the pan-European “Generali Real Estate Logistics Fund” (GRELF), managed by Generali Real Estate S.p.A SGR, finalized the acquisition of the 7R Park Kraków IX facility in Kokotów. The fund’s first logistics acquisition in Poland involved another complex by developer 7R—7R Park Gdańsk II in Kowale.
7R Park Kraków IX is a development that forms part of the developer’s largest logistics park portfolio, located in Kokotów—7R Park Kraków. The complex consists of 10 buildings with a total area of over 245,000 sq m. Building IX has an area of 33,600 sq m and is fully leased. Answear.com (which also occupies space in other facilities within the park), ESA Logistika, and Styler have established their operations here.

Managing logistics assets worth over €1 billion, by the end of 2021 our logistics asset portfolio in France, Italy, and Poland will grow by 145,000 sq. m., including existing assets and those to be delivered in 2022. In the sale of the 7R Park Kraków IX property, the developer 7R was advised by Allen & Overy, while the buyer was advised by Dentons and BNP Paribas.
7R Park Kraków IX has been awarded a BREEAM certificate at the “Very Good” level. The building’s roof features a photovoltaic system, and there are electric vehicle charging stations nearby. The developer has also taken care of the project’s surroundings by creating flower meadows, beehives, and a rainwater storage tank. Energy efficiency is ensured by, among other things, LED lighting connected to a DALI-controlled system and destratifiers responsible for the proper distribution of warm air. The building’s employees have access to parking for cars and bicycles, as well as relaxation areas.
The first building within the 7R Park Kraków complex was completed in 2015. The development is located in Kokotów near Kraków, within the Wieliczka Economic Activity Zone. 7R is gradually expanding the complex, attracting tenants from the logistics, FMCG, and e-commerce sectors to the Małopolska region. Over the six years since 7R Park Kraków opened, lease agreements have been signed with over 30 companies, creating jobs for residents of Kraków, Wieliczka, Bochnia, and surrounding areas.
