The developer 7R has completed its tenth warehouse facility built as part of 7R Park Kraków in Kokotów, thereby strengthening its position in the Wieliczka Economic Activity Zone. The new facility, with over 33,300 sq. m. of space, will be occupied by tenants including ESA logistika, Styler, as well as Answear.com SA and BrandBQ Sp. z o.o., owner of the Medicine brand, which are expanding within the complex and have already occupied a second warehouse building within the park.

7R Park Kraków is the largest logistics park in developer 7R’s portfolio, with a total area of over 213,300 square meters. The first facility within this project was completed in 2015. Since then, 7R has been gradually expanding the complex, attracting tenants from the logistics, FMCG, and e-commerce sectors to the Małopolska region. Over the six years since 7R Park Kraków opened, lease agreements have been signed with 33 companies, creating jobs for residents of Kraków, Wieliczka, Bochnia, and surrounding areas. The developer has not ruled out further development plans for this site and the region.

I remember my first meetings with 7R CEO Tomasz Lubowiecki, when we discussed our joint plans: those of the Wieliczka local government and 7R. After five years of operation in the Wieliczka Economic Activity Zone, I can say that the strength of this place lies precisely in the presence of 7R. Good planning—both short- and long-term—has shown us what an effective public-private partnership looks like. The Wieliczka Economic Activity Zone is our shared success, both economically and in human terms—through job creation. World Youth Day in 2016 and the preparations for this event had specific goals. First: bringing together young people from around the world with Pope Francis; and second: leveraging the potential of these preparations for the economic development of the city and municipality of Wieliczka. Five years later, we can say that these goals have been achieved. I would also like to highlight the social dimension of this place. Alongside the economic zone, a support zone for people in need was established: the House of Mercy, the Youth Center, and the Caritas Center of the Archdiocese of Kraków. From these locations, aid is delivered daily to various parts of the Małopolska region. Today, the Wieliczka Economic Activity Zone serves as a model example of an economic zone that delivers both economic and social benefits.

Warehouse in a prime location needed immediately

The location of 7R Park Kraków along the S7 expressway, near the Bieżanów interchange, and its transport links to downtown Kraków have also contributed to the property’s appeal, making it the headquarters for companies such as Rohlig Suss Logistics, Teekanne, PGD Polska, Excellent, DHL, and JAS-FBG. The last four companies are tenants that have also moved into subsequent projects developed by 7R in other regions of Poland, including Gdańsk, Rzeszów, and Czechowice-Dziedzice. The largest tenant in the new facility will be a consortium of BrandBQ Sp. z o.o. and Answear.com. BrandBQ owns the Medicine fashion brand, which sells in nearly 100 stores in shopping malls and via the online store WearMedicine.com. Answear.com, on the other hand, is a digital sales platform for over 400 global clothing brands across seven markets in Central Europe. In the first half of 2021, the company generated PLN 279 million in revenue, representing a 53% year-over-year increase. Two years ago, Answear.com and BrandBQ Sp. z o.o. occupied over 41,000 sq m of space in the park’s eighth building, and after two years, they decided to expand their leased space, renting an additional 18,000 sq m in the newest facility.

An excellent location, rapid project implementation, and—above all—flexibility during negotiations were the key factors in our decision to move to 7R Park Kraków in 2019. Through a multi-level racking system design and a proprietary system for storing and transporting goods to packing stations, the leased facility has been tailored to the processes involved in online sales. Our rapid growth has led us to decide this year to expand the mezzanine in our current warehouse and simultaneously lease new space at 7R Park Kraków. It is worth noting that we are the largest employer in the Park—we employ several hundred people, and recruitment is ongoing. Work in the warehouse of an online fashion store is relatively light, which is why we seek out and hire both women and men and strive to provide everyone with comfortable and friendly working conditions. Our close cooperation with the Municipality of Wieliczka, based on mutual trust and partnership, is also significant.

7R aims higher and focuses on eco-friendly solutions

The tenth warehouse facility, which has just been put into operation, was built to the 7R eco-friendly standard and incorporates features such as a photovoltaic system, electric vehicle charging stations, and flower meadows that serve as ecological corridors, playing a significant role in protecting biodiversity. The 7R eco-friendly approach is also evident in the new façade, whose vertical layout and color scheme blend seamlessly with the surroundings. Greenery in the form of climbing plants and trees is also an integral part of the design.

I am particularly grateful that, thanks to our long-standing cooperation with the authorities in Wieliczka, we are able to expand our warehouse portfolio with new buildings and help stimulate the local economy and job market. As a developer, we aim to implement innovations that transform the warehouse market in Poland. A holistic approach to project design, which respects nature and local communities, is a key element of our business strategy. We currently have over 1.6 million square meters under development across the country. We strive to ensure that our warehouse facilities not only meet the specific expectations of tenants but also minimize the project’s impact on the surrounding environment. As one of the fastest-growing players in the Polish warehouse market, we feel committed to promoting the highest standards of sustainable construction throughout the country. Progress in this area would not be possible without the completion of projects such as the one in Kokotów.

The developer’s first facilities served as the main warehouse hub for World Youth Day. During the event, 7R was responsible for storing and coordinating the flow of goods—a total of 27 million items. In 2019, the warehouses became a venue for displaying works of art as part of the “Warehouse of Art” exhibition series.
