The global pandemic has clearly demonstrated how crucial it is to secure drug supplies. Thanks to appropriately strengthened and well-planned logistics operations and drug manufacturing processes in Poland, we have the opportunity to ensure the continuity of drug supplies for patients. Warehouse and industrial developers are stepping in to help, creating specialized buildings tailored to the needs of pharmaceutical companies. An example of such collaboration is the space for Polfa Warsaw’s new research and development center, which 7R will develop within the 7R City Park Warsaw Airport III project.

The planned 7R City Park Warsaw Airport III development on Osmańska Street in Warsaw is a complex of two buildings with a total area of 24,000 sq m, which will offer both warehouse and production space as well as high-quality office space. The first tenant of the new park is Polfa Warszawa, which has decided to lease 5,500 sq m of modern warehouse and production space, including ancillary facilities.

The facility for Polfa Warszawa will be constructed in accordance with the highest, most rigorous standards for the development, production, and storage of pharmaceuticals. To ensure optimal acoustic conditions, the production hall and offices will be fitted with triple-pane windows and facade panels with a higher sound insulation rating than those typically found in warehouses.

To support the operations planned by Polfa Warszawa at the facility, a special monolithic mezzanine will also be installed across the entire warehouse and production area occupied by the tenant. It will house the technological equipment that Polfa will install in its new research and development center to ensure that the space meets the highest pharmaceutical standards.

We began discussions with Polfa Warszawa in the early stages of the project’s planning, which allowed us to design a layout for the research and development center that would meet our client’s needs. We have extensive experience in developing specialized facilities for the pharmaceutical industry, so we can apply all our best practices to ensure the facility meets the highest standards.

7R City Park Warsaw Airport III is another 7R warehouse that will house pharmaceutical operations. The developer has previously provided space for two brands from the Pelion Group—Medezin and Pharmalink—as well as for Cefea and Marrodent.

The facility on Osmańska Street is scheduled to open in the fourth quarter of 2021. The architectural design is being handled by the Kwadrat studio. Goldbeck is the general contractor. The project is BREEAM-certified at the Excellent level and will feature eco-friendly solutions such as photovoltaics, a greywater system, LED lighting, and green amenities for employees.
