The 7R City Park Poznań complex will be home to the first European factory of Ningbo Tuopu Group, a Chinese automotive company. Tuopu collaborates with global leaders in the automotive sector, including BMW, Mercedes-Benz, Audi, Porsche, Volkswagen, Chrysler, Ford, Geely, and General Motors. The Poznań factory, with an area of over 30,000 sq. m, will produce components for electric vehicles. It will employ 450 people.
Tuopu, headquartered in Ningbo, China, was founded in 1983 and has focused its operations on the automotive industry for the past 30 years. The company is engaged in the research, development, and production of solutions such as anti-vibration systems, automated driving systems, and thermal management systems. Tuopu will open a modern factory in Franowo, Poznań, which will ensure fast and seamless delivery of components to European partners. The development project for the facility is being prepared and managed by 7R.
The trend toward optimizing component supply from the Far East—which was predicted at the start of the pandemic and could help ensure the continuity of production processes in Europe—is now becoming a reality. Ningbo Tuopu Group, a trusted supplier to leading global automotive companies, will launch its first European factory in Poland. This is an excellent example of nearshoring—that is, creating a secure supply base for building component inventories for car manufacturers on our continent. We are pleased that, as a developer, we have the opportunity to provide Tuopu with specialized space tailored to the automotive industry’s requirements. Poznań is an excellent choice due to the availability of highly qualified engineering staff and the presence of companies in the sector, such as Volkswagen and Solaris.

The developer is preparing the facility in close collaboration with Tuopu to ensure that the meticulously designed space can accommodate the complexity of production processes and that the building’s structure is properly prepared for the tenant’s installations. The building will be adapted for permanent workspaces, which means that natural light levels will be increased to 12.5%, and wall and roof insulation will be reinforced. It will be equipped with utility ducts embedded in the floor, and the substation will provide a guaranteed power supply of 3,600 kVA. As part of the project, the developer will construct a new access road for the property’s logistics operations. 7R City Park Poznań will meet high standards for eco-friendly solutions, which will be confirmed by a BREEAM certification at the Very Good level.
Given the complex nature of the processes planned for 7R City Park Poznań, the project’s design required a customized approach to the development. Across the 30,000 sq m of leasable space, we will implement a series of technical adaptations designed to optimize processes and enable the installation of a state-of-the-art technology park. The selection of 7R as the developer of such a technologically advanced building demonstrates once again that an individual approach and flexibility in selecting solutions are the keys to success and have enabled our dynamic growth in recent years.

Preparatory work at the project site began in late February and early March of this year. The building for Tuopu is scheduled to be completed in the first quarter of 2022. Goldbeck is the general contractor for the construction work. The architectural design of 7R City Park Poznań is being handled by the Kwadrat architectural firm.
7R City Park Poznań is a modern logistics park located within the administrative boundaries of Poznań—just 5 km from the city center and 4 km from the Krzesiny highway interchange (A2/S11). The Park’s location in the immediate vicinity of a shopping center ensures excellent access to urban infrastructure, particularly the bus and tram networks. An additional advantage of the Park is its proximity to the modern Poznań-Franowo intermodal rail terminal.
