During the pandemic, logistics real estate has become, more than ever before, the asset of choice for investors. Last year, the industrial real estate sector recorded a record-breaking share of nearly 50% of transaction volume, and Upper Silesia and the Zagłębie region remain among the most popular areas for developers and tenants. It is here that a modern warehouse and office facility was opened, built by developer 7R for logistics operator No Limit, which specializes, among other things, in serving the e-commerce sector. The warehouse was constructed in accordance with sustainable building strategies.
The BTS project in Sosnowiec for No Limit, a company with over 30 years of experience in the TSL industry, is a Class A facility offering nearly 5,000 sq m of storage space within a warehouse designed for modern logistics operations. The facility was built as part of the 7R Park Sosnowiec complex, which consists of three buildings. The project for No Limit also included the development of 455 sq m of office space. The building was designed and constructed in accordance with the highest standards of sustainable construction, minimizing the project’s impact on the natural environment.
Sustainable warehouses
In 2020, the developer 7R launched a business policy—crucial to the company’s growth—that adheres to the principles of green construction and promotes best practices in sustainable development among its clients and within the warehouse and industrial sector. The developer’s collaboration with No Limit is proof of an effective business partnership and the promotion of shared values and ideas regarding conscious investment in reducing the logistics industry’s carbon footprint.
One of the main pillars of No Limit’s strategy is operational and business growth with a focus on eco-friendly solutions, as exemplified by our warehouse investment in Sosnowiec. We will utilize the existing infrastructure for electric vehicles as a distribution hub for our clients’ goods in the Silesian Metropolitan Area. At the same time, we hope that our activities at this location will allow us to streamline the flow of general cargo from Poland to southern countries and intensify the development of contract logistics in the Central and Eastern European market.
Mariusz Rączka
Director of Logistics at No Limit
The No Limit Hub at 7R Park in Sosnowiec offers 11 loading docks and 12 courier gates, including a semi-cross-dock solution—that is, loading docks and courier gates arranged in an “L” shape. The company also operates an on-site car wash to provide one of its key services. There are 41 parking spaces around the building.
I am pleased that our long-standing tenant has entrusted us with the task of developing their flagship property. The goal of this project was to supply energy entirely from renewable sources, which is why we installed, among other things, solar panels mounted on a reinforced roof structure. In addition, we installed LED lighting throughout the facility. On the property, we have also provided connections to nine “plug-in” stations for fast charging of the operator’s electric fleet and prepared the infrastructure for another 11 such points. These are just some of the eco-friendly solutions implemented in the new building for No Limit, which plays a significant role in serving the e-commerce market in Poland.

The general contractor for the project was Atlas Ward, which, together with the Kwadrat architectural firm, is also responsible for the architectural design of No Limit’s new headquarters in Sosnowiec.
Silesia is full of warehouses
JLL experts rate the Silesian Voivodeship as one of the most active warehouse markets in 2020. The region’s transformation into an industrial and commercial hub is becoming increasingly evident, and the extensive road and rail infrastructure is driving demand for manufacturing and warehouse space. Sosnowiec is recognized as a city with great potential and the largest population in the Dąbrowa Basin. Its proximity to Katowice, the main urban center in Upper Silesia, as well as the A4 highway and expressways, makes the 7R Park Sosnowiec complex a top choice for tenants due to its excellent location. Being situated within the metropolitan area also makes the new jobs highly valued by employees.
