Construction of Żabka’s state-of-the-art warehouse, located near Radzymin outside Warsaw, began in mid-January of this year and will continue through 2022. The facility will be equipped with innovative automated solutions that will not only streamline logistics operations for stores and improve service quality for franchisees, but will also be environmentally friendly. As part of the project, a 40-meter-high “high bay” storage section will be constructed. The developer 7R is responsible for the project.

The Logistics Center near Radzymin, just outside Warsaw, with a total area of approximately 60,000 square meters, will be the largest and most modern facility in our infrastructure. The warehouse will be automated and energy-efficient, designed to minimize its environmental impact. The center is of strategic importance to our network, which is why we decided to participate in this project as an investor as well, to ensure the highest possible standard of construction, which will serve Żabka as a tenant for many years to come.

The warehouse is a BTS project, meaning it is being developed to meet the specific needs of the Żabka chain and to optimize all of its logistics operations. The "high bay" section of the building will be four times taller than a standard warehouse, and advanced technological solutions will be used to operate it.

Modern and efficient logistics guarantee our customers the highest quality of fresh products available in-store, while ensuring franchisees receive fast and comprehensive delivery services every day. “The logistics center near Radzymin will provide us with even greater efficiency and the opportunity for further growth,” says Adam Manikowski, Vice President of the Management Board and Managing Director of Żabka Polska.

We are deeply impressed by how Żabka is implementing its business strategy in the spirit of sustainable construction and setting the bar very high when it comes to selecting modern proptech solutions for its new development near Radzymin. This is the first facility of its kind in Poland for the food industry. In addition to the “high bay” building, as part of the project we will provide cold storage, freezer, washing, and drying facilities. We are very pleased to be able to carry out this project together.

The new logistics center will feature a large storage capacity. It will house refrigerated storage areas and state-of-the-art systems to support the automation of its logistics processes. The center will be able to handle approximately 5,000 m³ of outgoing goods per day. The building will be equipped with the latest logistics automation technologies, including automated transport, a pallet silo, and Goods-to-Man picking stations, ensuring a several-fold increase in operational efficiency.

Żabka’s new logistics center will incorporate a range of solutions that will enable the facility to fulfill its logistics functions while ensuring low CO2 emissions. The building will be powered by green energy from photovoltaic panels. The project will also utilize special paving stones and anti-smog towers, as well as a graywater system to improve water efficiency.

As a developer, we believe that all innovative solutions used in warehouse construction should serve two basic functions: effectively support the processes inside the building and contribute to responsible development. Guided by these principles, we designed a facility for Żabka near Radzymin. The planning process and the start of construction were very dynamic, and thanks to the support of local authorities, we were able to quickly begin the development process.

Construction near Radzymin has already begun, and the facility is scheduled to open in mid-2022. By 2023, the logistics center will be fully equipped with automated systems.
