The Dot2Dot Group, a leader in the solid board packaging industry, will move into the 7R Park Gdańsk II complex in Kowale, where it will house a production line, a warehouse, and an office. AXI IMMO advised the tenant on the transaction.
The Dot2Dot Group operates one of the most modern machine parks in Poland. With 500 employees across its three facilities in Gdańsk, Poznań, and Warsaw, the company has a production capacity of one million packages per year. In November, the company will relocate its Gdańsk headquarters to 7R Park Gdańsk II, where it will occupy over 7,500 sq. m. of space divided into warehouse (approx. 2,000 sq. m.) and production (approx. 5,000 sq. m.) areas, as well as a two-story office measuring nearly 1,350 sq. ft.
At our new location in 7R Park Gdańsk II in Kowale, we will carry out a range of operations involved in the production of high-quality packaging for our clients in Poland and Europe. Die-cutting and embossing, folding and gluing, film lamination, offset printing, hot and cold stamping, and flexo printing are just some of the activities we will be conducting simultaneously in the building. Collaborating with the developer 7R at the early planning stage of our new headquarters allowed us to properly prepare the space to meet our many needs, from production to office space, which will significantly improve our working conditions.

7R Park Gdańsk II is a facility being built in accordance with BREEAM standards, which will ensure the use of eco-friendly and energy-efficient solutions.
We are preparing a space for Dot2Dot that is specifically tailored to the unique requirements of corrugated packaging production and printing machinery. We have provided infrastructure for container scales, as well as compressed air and humidifiers, to ensure optimal operating conditions. 5,000 sq m of space will be illuminated by natural light, including 12.5% of the building’s production area. 7R Park Gdańsk II is a high-end industrial and logistics complex where we will also create comfortable office space. We believe this new location will serve perfectly as the company’s main headquarters.

7R Park Gdańsk II is a complex of three modern facilities currently under construction in Kowale, on Magnacka Street, right next to the Szadółki interchange and the Tri-City Ring Road, just a few kilometers from the A1 Highway and the S7 Southern Ring Road. A key advantage of the complex is its proximity to the centers of Gdańsk and Gdynia, as well as Gdańsk International Airport. Its location within the metropolitan area ensures access to adequate infrastructure and public transportation, making it an attractive location for employees as well.
Increased production capacity, improved standards for operational space, and a better work environment were the main factors that led the client to choose the 7R Gdańsk II offering. Dot2Dot’s choice of a new location in the Tri-City was also driven by the delivery date of the space, as well as the developer’s flexibility and openness to negotiation. The warehouse park, located in Kowale, is also a convenient location for the company’s employees. The client is expected to move into the new space by the end of this year.
