Warehouse developer 7R is entering the Lublin market. The planned 7R Park Lublin project is a complex of modern warehouse facilities located in the industrial part of the city.

The 7R Park Lublin logistics complex will consist of five buildings with a total area of approximately 110,000 square meters. The project is currently in the planning and design phase.

Poland is a major logistics hub in Central and Eastern Europe, and the increased regionalization of distribution centers is a key element in adapting the supply chain to rapidly changing market needs. We also forecast that, in the long term, the trend of relocating some production lines from Asia back to Europe will strengthen. As a result, demand for industrial facilities and warehouse space will increase across the country, including in the eastern region. The expanding road network and the availability of workers are factors that will certainly attract investors to Lublin.

Bartłomiej Krawiecki

Board Member, Head of Development at 7R

The location of the 7R Park Lublin development, just 3 km from the city’s ring road, will provide access to the S12 and S19 expressways. The city’s road and rail infrastructure will enable the park’s tenants to conduct efficient logistics operations both within the country and across its eastern border. In turn, the location in an industrial district, close to the city center, allows for the implementation of solutions typical of urban warehouses.

Our complex in Lublin, due to its location within the city limits, will offer tenants multifunctional facilities. These will include large warehouse halls, spaces adapted for manufacturing operations, and small modules of approximately 2,000 sq m, typical of our City Flex urban warehouses. By combining different building types within a single logistics park, we aim to create a flexible offering that meets the diverse needs of tenants.

CBRE assisted the developer in analyzing the economic potential and selecting a location for the new project.

The planned logistics and industrial development in Lublin is a project in which we had the pleasure of representing 7R. The facility’s immense potential lies in its proximity to the city center and excellent access to the ring road. These factors undoubtedly ensure the project’s success in the highly promising Lublin market.
