The warehouse developer 7R is building a facility for Cefea, a company engaged in the manufacture, distribution, and import of pharmaceutical products. The tenant will move into 7R City Flex Warsaw Airport I in July of this year.
A 3,500-square-meter building, specially tailored to Cefea’s needs, is under construction on Działkowa Street in Warsaw as part of the 7R City Flex Warsaw Airport I municipal warehouse complex. The tenant will also occupy an additional 940 square meters of office space, and the building’s structure allows for the addition of an extra floor if necessary.
As a result of our business expansion, we are moving from our current location and more than quadrupling our production space. A major advantage of the 7R facilities is their location near our previous headquarters, which will make the relocation process easier for us and provide convenient access for our employees and suppliers. From the very beginning of our collaboration, the developer 7R has been extremely open to our needs, comments, and suggestions. As a result, they are providing us with specialized space of the highest quality, tailored to the requirements of pharmaceutical regulations, while also ensuring a spacious and modern office.

Cefea is launching a center dedicated to the packaging and repackaging of pharmaceutical products, as well as logistics services for clinical trials. The tenant’s client base includes Poland’s largest pharmaceutical and cosmetics companies, international leaders in the parallel import market, and innovative pharmaceutical companies from the Far East.
Collaboration under the BTS model allows us to plan and implement a range of solutions early in the development process that will ensure compliance with the standards required by the pharmaceutical industry. Examples include rooms with air temperatures strictly controlled and maintained at 15–20°C, as well as special dedicated areas for cold chain manufacturing. At 7R, we have experience in delivering this type of specialized facility. This is yet another warehouse for the pharmaceutical industry that we will soon commission.

7R City Flex Warsaw Airport I is a complex of three modern Class A facilities being developed as part of the 7R City Flex Last Mile Logistics network of urban warehouses. It is 7R’s first investment of this type on Warsaw’s warehouse map. The facilities are located on Działkowa Street, 500 meters from the Warszawa Okęcie tram terminus—part of the Park&Ride complex—and in the vicinity of a shopping center.
7R’s urban warehouses are located a short distance from downtown Warsaw and Warsaw Chopin International Airport, and are also well-connected to the S2 expressway. The space available in the facilities can be flexibly arranged and adapted not only for typical warehouse use, but also for service operations, light manufacturing, or high-quality, representative office space. Thanks to the latest eco-friendly solutions implemented—which, among other things, improve energy efficiency—7R City Flex Warsaw Airport I is BREEAM-certified.
