Last Monday, a land purchase transaction was completed for 7R’s new development in Łódź. A modern logistics complex, 7R Park Łódź East I, will be built on the approximately 20-hectare plot located on Brzezińska Street. This marks the developer’s fifth project in the city.
7R Park Łódź East I will be situated on an attractively located plot in the eastern part of the city, right next to the A1 highway exit, in the immediate vicinity of the Brzeziny interchange. Located in the Widzew (Nowosolna) district, the logistics park will offer tenants a total of 100,000 sq m of space across three warehouse buildings. As part of the project, the developer will also construct a section of the road network—500 m of the Nowosolna bypass.
We think strategically and with a long-term perspective, and Łódź is an important market for us. The logistics park on Brzezińska Street is already the fifth project we’re undertaking in this city, following 7R Park Łódź West I and three City Flex urban warehouse developments. Our excellent cooperation with the Łódź authorities has once again allowed us to efficiently and quickly launch the development process.

JLL advised the developer on the selection of a location for the new development.
Plans for 7R’s next investment in Łódź confirm the city’s leading position on Poland’s logistics map and its significant potential for further growth. The Łódź market offers developers a relatively extensive land bank, enabling the development of logistics parks on a scale as large as 7R Park Łódź East I. Łódź attracts investors not only with its excellent, central location but also with its increasingly improved infrastructure, which ensures efficient distribution of goods both within Poland and to foreign markets.

In addition to the project’s excellent location—which, thanks to its proximity to the A1 highway, will enhance operational efficiency—the public transportation stops on Brzezińska Street will also ensure convenient commuting for employees. Access to three bus lines will provide easy access from Łódź, Brzeziny, and Lipiny. 7R has announced plans to increase the number of bus routes.
The 7R Park Łódź East I warehouses will meet Class A standards and will be BREEAM-certified. The developer has already obtained a building permit and plans to launch the first phase of the project in the near future, which will involve the development of 30,000 square meters of space.
