Pharmalink will open a transshipment hub at 7R Park Łódź West I. The developer, 7R, has adapted the space to meet the stringent requirements for the storage and distribution of pharmaceuticals. AXI IMMO advised the tenant on the transaction.
The 7R Park Łódź West I logistics park consists of two facilities with areas of 27,000 and 5,000 sq m, respectively. Pharmalink, a provider of logistics solutions for the pharmaceutical industry, will occupy approximately 6,000 sq m of warehouse space and nearly 1,000 sq m of office space. The first building, with 2,000 sq m, will house a veterinary wholesaler, while the second, which the company will occupy in its entirety, will house a pharmaceutical wholesaler. The space will be handed over to the tenant for use in the second quarter of this year.
Once again, we faced the challenge of adapting the space to the specific nature of the client’s business. Since we signed the contract at a sufficiently early stage of the project, we were able to design all the details and solutions to fully meet the company’s needs and the standards required for the distribution of pharmaceuticals. I believe we have successfully met this challenge, enabling our tenant to efficiently conduct all of its operations.

The areas designated for Pharmalink allow for temperature control within a range of 15 to 25 degrees Celsius. In addition, the cold storage facilities installed in both buildings enable the storage of pharmaceutical products at temperatures ranging from 2 to 8 degrees Celsius. In the second building, designed as a cross-dock facility, the developer also incorporated so-called autodocks, which are designed to maintain the temperature inside the warehouse for as long as possible during loading.
Our warehouses, located within 7R Park Łódź West I, are of strategic importance to us, as they will serve as a transshipment hub from which medicines will be distributed to customers throughout the country. We appreciate that 7R, in designing our facilities, met all our needs and the stringent requirements regarding the standards for storing medicines. The excellent location of the warehouses near the main distribution center of the Pelion Group, of which we are a part, was also important to us.

7R Park Łódź West I is 7R’s fourth development in Łódź. Its location in close proximity to the A1 and A2 highways provides excellent conditions for local, domestic, and international transport.
Among the many requirements the client had for the new warehouse facility, the project schedule and proximity to the company’s headquarters were key considerations, in addition to technical aspects. 7R was the only developer on the market capable of delivering a technically advanced project by the required deadline. Additionally, the 7R Park Łódź West I project is located just a few hundred meters from Pharmalink’s headquarters.
