7R, a Polish developer specializing in providing clients with innovative and eco-friendly warehouse and manufacturing space, is once again expanding its portfolio in Silesia. Construction is currently underway on the 7R Park Mysłowice logistics center. This modern project will consist of two facilities with a total leasable area of over 59,000 sq m. The first phase of the project is scheduled to be completed as early as July of this year.

Upper Silesia is one of the most important industrial regions in southern Poland and, at the same time, the fastest-growing regional warehouse market in the country. A key advantage of the location is its proximity to the borders with the Czech Republic and Slovakia. Its location along the S1 expressway and its proximity to the A4 highway, which runs through Mysłowice, provide excellent conditions for local, domestic, and international transport.

Our park in Mysłowice is yet another 7R development in Upper Silesia. More and more companies are looking for modern, high-quality warehouse space that will allow them to increase their operational efficiency. When developing warehouse and production projects, we meet tenants’ expectations by ensuring flexibility in adapting each space and tailoring it to the client’s needs. Importantly, we prioritize ESG standards and the energy efficiency of our facilities, which translates into reduced operating costs and tangible savings for tenants.

Maciej Krawiecki

Head of Leasing at 7R

7R Park Mysłowice will consist of two buildings. The first will offer 50,570 sq ft of leasable space, while the second will be a smaller facility at 8,573 sq ft. The complex is characterized by its high standard and versatility—it can be used for both warehousing and light manufacturing. The smallest available units in the Mysłowice park start at 3,850 sq. m. The developer also offers the option of designing office facilities tailored to the client’s requirements.

Thanks to eco-friendly solutions such as solar panels, LED lighting with a DALI system, natural light from skylights, and an eco-friendly heating system, 7R Park Mysłowice will be certified at the BREEAM "Very Good" level.

7R Park Mysłowice stands out for its location. The warehouse is situated near the A4 highway, which is part of the E40 European route. Its proximity to key transportation hubs, Pyrzowice Airport, and the city of Katowice offers tremendous opportunities for domestic and international transport. Furthermore, the park is situated near public transportation, which will allow future employees of the facility to commute efficiently.

Leasing Director at 7R

Mysłowice is yet another location in the Silesian Voivodeship that developer 7R has chosen to invest in. Two logistics centers are already operational in Czechowice-Dziedzice: 7R Park Beskid I and 7R Park Beskid II, where companies such as Martes Sport, Prosperplast, Cooper Standard, and Valeo Siemens eAutomotive conduct their business operations. Meanwhile, in Sosnowiec, 7R has opened the 7R City Flex Sosnowiec urban warehouse, whose tenants include companies such as Flukar Refinery and Döllken. A logistics park has also been established in Sosnowiec, where 7R delivered a BTS (Build-to-Suit) facility for the logistics operator No Limit and dedicated space for InPost.
