After delivering 400,000 sqm of warehouse space in 2021, 7R continues to pursue its expansion strategy with 800,000 sqm currently under construction throughout Poland. In Upper Silesia, the company is developing a number of projects, including the 7R City Park Katowice I production and warehouse facility, which will bring over 49,600 sqm to the market. The project is scheduled for completion in Q4 2022.
Experts predict that in the first six months of 2022, the total warehouse space stock in Poland will exceed 25 million square meters. According to JLL, Upper Silesia stood out among the Big Five markets with the largest increase in new supply—400,000 square meters—in the first three quarters of 2021. Developer activity in the region continues to grow. On the site of the former Szopienice Nonferrous Metals Plant, 7R is developing a warehouse park consisting of two buildings of over 41,100 sqm and 8,500 sqm.
The construction of 7R City Park Katowice I is part of the revitalization of a post-industrial site. By taking on this challenge, we have the opportunity to restore the functionality of the site that once housed Poland’s largest copper and brass rolling mill. Brownfield development is also a key component of the smart city concept and regional development, initiatives in which we wish to participate. By utilizing urban brownfield sites, we can contribute to sustainable development and provide facilities that support last-mile logistics and industrial growth.

The 7R investment in Katowice is scheduled to be completed by the end of 2022. The general contractor for the project is STRABAG.
The facility will offer high-ceiling storage space—up to 12 meters—as well as the option to divide the space into smaller units using a combination of two solutions: "big box" and "city flex." Both buildings will provide modern office space tailored to tenants' needs.
7R City Park Katowice I will be located next to the S86 interchange and near National Road 79. In addition to production and warehouse space, with minimum modules of 1,000 or 3,200 square meters, the project will feature an open green relaxation area. The project will also be BREEAM certified, confirming the use of environmentally friendly solutions related to energy efficiency and a comfortable working environment. To reduce energy consumption, we will use LED lighting, skylights, and destryfiers.

The construction of buildings on undeveloped land often leads to interesting historical discoveries. During construction work at 7R City Park Katowice I, the developer discovered an object that had been erected in May 1984 to mark the 150th anniversary of the construction and commissioning of the first metal smelter in the area. The artifact is now on display at the WALCOWNIA Museum of Zinc Metallurgy.
