Frisco.pl, Poland’s largest pure-player in the e-grocery market, has become a tenant at 7R City Flex Gdańsk II. The brand, which delivers its products to over 120,000 households, has leased more than 3,500 sq m of certified warehouse and office space in Kowale. Colliers experts supported the company during the negotiation process.
As a CBRE survey shows, one in five Poles has come to prefer online grocery shopping during the pandemic. For customers, the freshness of the delivered products and fast order fulfillment are key factors. According to Gemius data, delivery within 12 hours motivates 85% of respondents to shop online more frequently.
Frisco.pl, which has been operating in the Warsaw market since 2006 and offers a wide range of home products, is focusing on last-mile logistics warehouses to meet customer demands and minimize the supply chain. It has chosen the 7R City Flex Gdańsk II urban facility as its next location. It occupies 3,245 sq m of warehouse space and 350 sq m of office space there.

What matters is time and location
Expectations regarding same-day and one-hour delivery, among other things, require a denser network of warehouses located within city limits. One such facility is 7R City Flex Gdańsk II, situated along the Tri-City Ring Road and a short distance from the centers of Gdańsk and Gdynia. The facility has been tailored to meet Frisco.pl’s specific requirements for food storage and logistics operations.
The storage of food products requires strict temperature control. Maintaining freshness and minimizing waste are top priorities. This is crucial for the entire FMCG industry as well as in the context of the climate crisis. Research shows that nearly five million tons of food are wasted in Poland each year. Less than one percent is lost during transport and storage. This is due, among other things, to the use of appropriate technologies. To support Frisco.pl’s food logistics, we have installed a cold storage and freezer facility in the warehouse section, as well as a special unloading ramp.

The building was also constructed in accordance with the eco-friendly 7R standard, which resulted in the use of energy-efficient solutions and BREEAM certification. The developer used LED technology for the project’s lighting and designed the loading areas to be illuminated by natural light. The design also incorporates destratifiers, which allow warm air from beneath the ceiling to be directed to the lower parts of the building. According to 7R’s calculations, by implementing green solutions, energy consumption in a 20,000-square-meter warehouse can be reduced by up to 50%.
