7R has built a BTS-format warehouse in Goleniów for FIEGE, a leading European logistics operator. Since the end of March, FIEGE has been operating an international distribution center in Goleniów, covering an area of nearly 62,500 square meters, for a well-known global e-commerce giant.
FIEGE, a specialist in efficient logistics and supply chain solutions, has selected a modern warehouse in Goleniów, near Szczecin. The company is doing so to meet the growing needs of one of its key customers, a German mail-order retailer and global e-commerce giant. This is already FIEGE’s 14th location in Poland.
The choice of this location was driven primarily by two factors. First, an analysis of the customer’s business model, which led to the identification of the optimal location in terms of the customer’s goods flow. Second, the potential for synergy within existing operations. Goleniów met both criteria very well.

The project has been developed in the Goleniów Industrial Park. The BTS (Build-to-Suit) project, designed for FIEGE by the warehouse and industrial space developer 7R, involves the construction of warehouse space as well as office space (3,100 sq m). The facility is automated and equipped with a multi-level picking tower mezzanine, which significantly boosts FIEGE’s operational efficiency.
The storage height in the main part of the building will be increased to 12.2 meters, while in the delivery and receiving areas it will be 11.7 meters. The facility has been designed using the latest technologies, in compliance with stringent fire safety standards that meet FM Global standards, and in accordance with the environmental requirements of BREEAM Excellent certification.
We are delighted to have secured another prestigious client, the global logistics operator FIEGE. From a technical standpoint, we designed the building in close collaboration with the client to facilitate the installation of modern technological solutions for the automation of logistics processes. As a developer, we possess the expertise and experience to construct specialized warehouses tailored to the specific needs of each business, providing customers with space that meets the highest technical and quality standards.

FIEGE and 7R have ensured that the logistics building is both environmentally friendly and comfortable for employees. A 50 kWp photovoltaic system will be installed on the roof. The building’s energy efficiency is also enhanced by the use of air temperature equalization destratifiers in the hall and LED lighting controlled by a DALI system. Outside, there will be a recreational area for employees, flower meadows, bird and insect boxes, as well as charging stations for electric cars. Rainwater will be used to water the green areas.
Goldbeck is the general contractor for the construction work. The conceptual design of the building was created by 7R Architects. The entire project is being carried out by Goldbeck under a design-build contract.
