7R, a Polish developer specializing in providing innovative and eco-friendly warehouses and industrial space, has published its first ESG report, setting sustainable development goals through 2025. The company’s priority is to strive for climate neutrality and to support customers in this regard. 7R declares that ESG is the foundation of its operations and is part of a long-term strategy to increase the value of the company itself and its products, which benefits tenants, investors, local communities, and employees.

In 2021, 7R delivered 400,000 square meters of certified logistics space. During this time, the company, in cooperation with investment funds, sold 17 projects for a total of EUR 400 million. The portfolio of properties managed by 7R has also grown and now comprises over 1 million square meters. Currently, approximately 570,000 square meters of warehouse and industrial space is under construction. In addition to values such as innovation, quality, and future technologies, 7R’s priorities include conducting business in accordance with the principles of sustainable development.

The 7R ESG strategy, which will be in effect from 2022 to 2025, will be based on three strategic pillars: striving for climate neutrality, supporting local communities and employee development, and acting in accordance with established corporate governance principles.

Working together for climate neutrality

7R provides tenants with innovative solutions that reduce energy consumption and carbon dioxide emissions, while also protecting biodiversity by improving the efficiency of waste and raw materials management within a closed-loop system.

Combating climate change is a major challenge, especially in our industry, which is why we prioritize the environmental aspects of our operations in our ESG policy. The quality of our facilities and their environmental sustainability are key priorities for us. We also require general contractors to meet strict environmental standards. All of this is done to maximize the energy efficiency of our facilities while minimizing their carbon footprint. Thanks to the use of renewable energy sources and appropriate systems, we support tenants in achieving climate neutrality, as evidenced by the high ratings our facilities receive in the BREEAM certification process.

7R offers its customers many innovative solutions, such as solar panels, enhanced wall and roof insulation, LED lighting, and an energy management system—these solutions provide tangible benefits both for the environment (reduction of CO2 emissions) and for tenants, in the form of lower building operating costs. Analyses conducted by 7R for a 20,000-square-meter warehouse facility show that energy consumption in the building is reduced by up to 50%. In addition, electric vehicle chargers, landscaping, flower meadows, and green roofs help reduce carbon dioxide emissions by approximately 381 tons per year.

7R states in the report that by 2023 it will develop a decarbonization plan in accordance with the SBTi methodology, and that all of the developer’s warehouses will be BREEAM-certified at a level of at least “Very Good.”

For employees and neighbors

In pursuing its social responsibility goals, 7R is involved in a number of initiatives that help it build good-neighborly relations with local communities. Some of the developer’s projects include, among other things, building new roads for residents and renovating existing ones. The company also supports local sports teams and young artists through its 7R Warehouse of Art initiative.

Relationships with the local community are essential to the growth of our business. We believe that the planned increase in spending on environmental initiatives will further strengthen our relationships with local communities. We also care about the well-being of 7R’s employees. In the last two years alone, our workforce has doubled. We make every effort to provide them—and all new 7R employees—with opportunities for continuous professional development, as well as access to modern tools, training, and benefits.

A reliable business partner

7R operates in accordance with its corporate governance policy and procedures, which govern internal company relations and reflect the company’s value chain. In response to the growing expectations of investors and international clients, these policies and procedures will be aligned with international management standards. In 2021, the developer adopted the Code of Good Practice, which defines key business values and the principles of ethical business conduct.

In the published report, 7R commits to regularly monitoring progress in implementing the policy and analyzing potential risks in this regard. A strategic planning session is scheduled once a year, during which it will be possible to assess ESG obligations based on an analysis of the current socio-economic situation.

7R collaborated with Deloitte to prepare the report. Deloitte participated in the process of preparing the ESG report as an advisor (on the implementation of global GRI standards).
