7R, a Polish developer specializing in providing clients with innovative and environmentally friendly warehouse and logistics space, in a joint venture with MFC Real Estate and DIL Polska Baumanagement, has finalized the sale of the 7R City Flex Warsaw Airport I facility. The buyer is Macquarie Asset Management, one of the leading investors in the European real estate market. The urban warehouse, located in a strategic part of Warsaw, comprises three buildings with a total area of 15,900 sq m and is already fully leased.

Macquarie Asset Management, acting on behalf of one of its clients for whom it provides asset management services, has acquired the 7R City Flex Warsaw Airport I logistics complex from 7R, MFC Real Estate, and DIL Polska Baumanagement. The transaction was valued at approximately €29 million.

This is yet another transaction between Macquarie Asset Management and 7R. In November 2021, the investor also acquired urban warehouses from 7R’s City Flex Last Mile Logistics portfolio located in Wrocław, Gdańsk, and Łódź.

7R City Flex Warsaw Airport I is a Class A development that combines eco-friendly design with high-quality logistics space. The complex is located in a well-connected area—just 3 km from Warsaw Chopin International Airport and 8.5 km from the city center—while providing excellent access to the S2 expressway and the A2 highway, leading toward Germany and the western regions of Poland.

7R City Flex Warsaw Airport I is now fully leased to tenants representing industries such as pharmaceuticals, engineering, logistics, and interior design. In addition, Avenger Flight Group operates Poland’s first commercial aviation training center there.

The high efficiency of 7R City Flex Warsaw Airport I is evidenced by the modern solutions implemented throughout the facility. These include LED lighting, additional natural lighting in the loading dock areas, skylights and smoke vents, gas heaters, and sprinkler systems. To minimize heat loss, the facility is also equipped with destratification fans, which help equalize air temperature. The complex also holds BREEAM certification, awarded to facilities that meet stringent criteria aligned with the principles of sustainable industrial construction.
