Specialized cold storage facilities, systems supporting the automation of logistics processes, and energy and water conservation—these are just some of the solutions that set apart the warehouse space developed by 7R for Żabka Polska. The BREEAM Excellent-certified facility is located near Radzymin, just outside Warsaw, and was designed as a Build-to-Suit (BTS) project. Its high standard and the innovation of the solutions employed proved to be the key to success during the 11th edition of the Prime Property Prize 2022 competition—the facility won in the “Investment of the Year” category, covering the logistics and warehouse space market.

The Prime Property Prize recognizes companies and projects that have had the greatest impact on the commercial real estate industry over the past year. Among this year’s winners was the 7R brand, whose facility—developed for Żabka Polska—won the “Project of the Year” award in the logistics and warehouse real estate category.

Our new logistics center near Warsaw is the largest and most modern facility in the Żabka network’s infrastructure, and also one of the most technologically advanced warehouse projects in this part of Europe. The warehouse is equipped with innovative automated solutions that will not only speed up logistics operations for stores and improve the quality of service for our franchisees, but also minimize the impact on the environment. To create such an innovative project, we needed a trusted partner whose experience and approach to building modern, future-oriented facilities would guarantee the project’s success. Our collaboration with 7R ensured that this project was executed to a very high standard, which is why we are all the more pleased to have received this award together.

The project developed by 7R for Żabka Polska comprises nearly 60,000 square meters of modern logistics and warehouse space. The facility was built on a Built-to-Suit (BTS) basis, meaning it was designed to meet the specific needs of the Żabka chain and optimize all of its logistics operations. The warehouse stands out for its large storage capacity; it is equipped with specialized refrigerated areas and, additionally, high-end systems supporting the automation of logistics processes—ultimately, the facility will be able to handle order distribution for approximately 5,000 stores.

During the project’s implementation, the priorities included both the warehouse’s technological advancement and a commitment to low carbon dioxide emissions. As planned, the facility will ultimately be powered by green energy generated by photovoltaic panels and trigeneration units. Meanwhile, water-saving fixtures will reduce water consumption. Biodiversity in the area surrounding the warehouse has also been enhanced—flower meadows have been created, and native species of trees and shrubs have been planted. Additionally, the facility features bike shelters and a dedicated space for carpooling vehicles, and electric vehicle charging stations will be installed in the future. As a result, the warehouse received a BREEAM certification at the Excellent level as part of the sustainability assessment already during the design phase.

This is yet another Prime Property Prize for 7R. In 2020, the company won the “Green Building of the Year” award for its construction of the BWI Group Research and Development Center in Balice.
