New Tenant in the 7R and EQT Real Estate Project

The complex, located in Lužec nad Vltavou along the D8 highway, comprises a total of 56,600 square meters of modern space designed for logistics and light manufacturing. The industrial park consists of two warehouses with areas of 44,500 square meters and 12,100 square meters, respectively. The larger of the two has been fully leased to the logistics company Ecologistics. This is one of the largest logistics space lease transactions concluded in recent months in the Prague metropolitan area.

The new location supports the growth of e-commerce operations in the Czech Republic

Ecologistics is a provider of logistics and fulfillment services owned by Goodcang Holdings. The company offers e-commerce clients solutions in warehousing, fulfillment, and transportation. It serves both domestic and cross-border online commerce, helping clients effectively manage their supply chains and order fulfillment processes. In the Czech Republic, Ecologistics is expanding its logistics network to serve e-commerce companies and their customers in European markets. The new facility at EQT Park Prague North, which will employ approximately 100 people, will further expand the company’s warehousing and fulfillment capabilities and support its continued growth in the Czech Republic and Europe. Work is currently underway to adapt the space to the tenant’s requirements, and operations are scheduled to begin in the coming months.

Strategic Lease Transaction in the Czech Warehouse Market

– Leasing this new facility marks an important step in the continued growth of Ecologistics’ operations in the Czech Republic. The new warehouse will expand our capacity to serve both local and cross-border e-commerce and enable us to offer our customers flexible and efficient fulfillment solutions. The location, available space, and quality of the facility were key factors that influenced our decision. We look forward to starting operations at this location and further expanding our logistics capabilities in the Czech Republic and throughout Europe.
– commented Xinda Wang, General Manager of Ecologistics’ Czech operations.

– We are very pleased to announce that the entire larger warehouse at EQT Park Prague North has been leased to Ecologistics. This is the largest available high-quality space in this key part of the Prague metropolitan area. Several factors contributed to the closing of the transaction—the park’s excellent location within the Prague metropolitan area and the fact that the project was already fully completed, with the warehouse space available immediately. The speed of the entire process was also crucial—thanks to the professional approach of both our team and the client, as well as the strong support of our partners, we were able to finalize the transaction in record time, immediately after construction was completed. Securing the first tenant so quickly after the facility’s completion confirms both the quality of the location and the soundness of the decision to develop the project on a purely speculative basis.
– said Marek Müller, Senior Director, Investment and Leasing, at EQT Real Estate Czech Republic & Slovakia.

– Signing the lease agreement with the park’s first major tenant is a significant milestone for us and, at the same time, strong confirmation of the potential we recognized in this location from the very beginning. 7R was responsible for the project’s development at all key stages—from acquiring the site, through the administrative process and obtaining permits, to the construction phase. We are pleased that the quality of the investment has been recognized by a major international logistics operator.
– commented Jiří Duchoň, Head of 7R Czech Republic.

In the transaction, Ecologistics was represented by Peter Kolenčík (reLokatio), while the landlord was represented by Marek Müller (EQT Real Estate) and Štefan Bohoš (7R Czech Republic).

High technical standards and energy-efficient solutions

The modern industrial park in Lužec nad Vltavou features warehouses with a storage height of 12 meters, a floor load capacity of 7 metric tons per square meter, and flexible space that can be tailored to tenants’ individual needs. The project is currently undergoing the BREEAM Excellent certification process—a globally recognized standard for assessing sustainable buildings. The facilities were designed with high energy efficiency in mind and are equipped with, among other things, a 320 kWp photovoltaic system, energy-efficient LED lighting, and a building management system (BMS) that monitors energy consumption. The site has also been prepared for the installation of additional photovoltaic panels, electric vehicle chargers, and heat pumps to meet tenants’ future needs.

7R is EQT Real Estate's development partner in the Czech Republic

The investor and owner of the project is the EQT Exeter Europe Logistics Value Fund IV (“EQT Real Estate”). The Czech branch of 7R is the project’s development partner, responsible for the permitting process and the execution of the project, as well as supporting activities related to the commercialization of the facility.
