The 7R Group Publishes Its 2025 Sustainability Report

7R has published its 2025 Sustainability Report, prepared in accordance with the requirements of the CSRD and the simplified European Sustainability Reporting Standards (ESRS) published by EFRAG in December 2025. The document was also prepared in accordance with the requirements of the EU Taxonomy.

The 7R Group’s ESG strategy is built around four key pillars: creating value for customers, consistently supporting the transition to a low-carbon economy, strengthening human capital, and developing relationships based on trust and responsible business partnerships. The publication of yet another sustainability report—the third in the company’s history—despite the absence of a formal reporting requirement in 2025, reaffirms the 7R Group’s position among the leaders in transparent ESG reporting within the industrial real estate sector in the CEE region. It also sends a clear signal of the company’s long-term commitment to investors, partners, and other stakeholders.

Greenhouse Gas Emissions and Climate Goals

The Scope 1 and 2 emissions reduction target approved by the Science-Based Targets initiative (SBTi) calls for a 42% reduction in absolute emissions by 2030 compared to the 2022 baseline year. In 2025, 7R achieved a 29.1% reduction in total emissions compared to the base year—Scope 2 emissions (market-based method) fell by as much as 56.1%, which is the result of purchasing Guarantees of Origin (GoO) for 47.5% of the electricity consumed in the buildings it manages. The reduction in Scope 1 emissions (vehicle fleet) amounted to 4.2% year-over-year.

Green Finance: 7R Green Finance Framework

In 2024, the Group developed the 7R Green Finance Framework, a tool that defines the criteria for the environmental sustainability of projects based on the requirements of the EU Taxonomy, as confirmed by an independent third-party opinion (Second Party Opinion, ISS Corporate). In 2025, the Framework was updated, and three rounds of green bond issuances were conducted. A total of EUR 80.5 million in bonds was issued, with 96% of the net proceeds allocated to green projects. In February 2026, the company published its first Green Bond Allocation and Impact Report, summarizing activities related to the bonds and outlining the direction of future activities.

BREEAM Certification and the Green Saver Standard

All buildings developed by 7R are certified under the BREEAM system, which confirms their high standards in sustainable construction. The minimum certification level for new buildings, as set forth in 7R’s strategy, is Excellent. In 2025, three buildings received Excellent certification, and another three achieved the highest level, Outstanding. The certified properties also included two buildings that received “Very Good” certification (these were projects initiated before the minimum certification target of “Excellent” was established). For the company, BREEAM certification not only confirms the environmental quality of its properties but also serves as a tool to support systematic management of the buildings’ impact on the climate and natural resources.

In 2025, Phases I and II of 7R Park Gdańsk IV, as well as 7R BTS Przylesie, received BREEAM certificates at the “Outstanding” level. The second phase of 7R Park Gdańsk IV offers over 40,000 square meters of GLA and was designed for companies in the logistics, e-commerce, distribution, and port services sectors. Thanks to the facility’s multitenant design, space can be flexibly partitioned and modules tailored to the individual needs of tenants, which include InPost, Mercator, Black on White, and Argo. Among the sustainable solutions implemented at the facility are heating and ventilation systems utilizing high-efficiency heat pumps, mechanical ventilation with heat recovery, enhanced insulation and improved airtightness of the building, BMS and DALI systems, as well as a 150-kW photovoltaic installation.

The foundation of the 7R product approach is the proprietary Green Saver standard, introduced in 2024, which defines a building that meets four environmental criteria: a reduction in operational CO₂ emissions of at least 50% compared to a building that meets national technical requirements, a reduction in primary energy demand of at least 50%, real operational savings for the tenant, and BREEAM certification at the Outstanding level. Work on the zero-emission building standard continues, applying a “zero-emission by default” approach as early as the planning stage of every new development.

It is also an important signal to the market: warehouses with high energy efficiency, a lower carbon footprint, and higher sustainability standards are now a solution that is fully achievable both technologically and commercially. We view the growing expectations of tenants and investors in this area as an impetus to further raise standards across the entire sector

Biodiversity and Resource Management

In 2025, water consumption at construction sites fell by 44.3% year-over-year (to 2,264 m³). An individual biodiversity development plan was developed for each of the six new projects. None of the projects are located in protected areas (Natura 2000). No hazardous waste from the construction sites was reported either.

Human Capital and Social Outcomes

As of the end of 2025, 91% of 7R’s employees were on permanent contracts. Women accounted for 69.2% of the organization’s workforce, and 50% of the senior management team.

The response rate for the employee satisfaction survey was 91% (target: 75%), and the eNPS (Employee Net Promoter Score) reached +31, placing 7R among the best employers—a fact further confirmed by the company’s receipt of the external “Investor in Human Capital” certification with a score of 81% (threshold: 70%).

One of the initiatives the company continues to implement in the area of well-being is a six-hour workday on Fridays. Employees also benefit from the “Warehouse of Trainings” training program, and the average number of training hours per employee was 28.1 per year. The 7R Group also actively supports local communities, including by co-funding key infrastructure (such as the water treatment plant in Sękocin) as well as sports and charitable initiatives.

Corporate Governance and Business Ethics

The Supervisory Board, the Investment Committee, and the Management Board are responsible for overseeing the implementation of the 7R Group’s ESG strategy, with operational support from the ESG Manager. The company is developing a system of policies and procedures in the area of corporate governance, including, among others, an anti-corruption policy, a Human Rights Policy, and a Code of Good Practices. In addition, the Group conducts a Know Your Customer (KYC) verification procedure to the extent required by law, as well as in additional areas, including reputation-related matters (adverse media), using a dedicated IT tool. Another component of the system is an anonymous whistleblowing channel available to internal and external stakeholders. Compliance with the minimum safeguards of the EU Taxonomy provides further confirmation of the effectiveness of the processes and mechanisms supporting compliance with requirements in the areas of human rights, business ethics, and environmental protection.

EU Taxonomy and Outlook

98.55% of the Group’s revenue qualifies under the EU Taxonomy, which creates the potential to increase the share of EU Taxonomy-compliant activities in the coming years.

In 2026, we plan to implement a comprehensive environmental policy that will standardize the approach to managing environmental issues within the organization. It will cover issues related to climate change, water management, biodiversity conservation, and the circular economy, as well as environmental, health, and safety standards for our contractors. We want our responsibility to extend beyond the direct impact of our own operations and to translate into uniform standards of cooperation throughout the entire value chain. This represents the next stage in the development of our environmental management system and the integration of these issues into the 7R Group’s business processes
