For the e-commerce industry, recent years have been less about growth and more of a true revolution, one that has been significantly accelerated by the pandemic. Interestingly, one of the fastest-growing segments of this market is currently e-grocery (food products), which is seeing double-digit growth in online orders and sales.

The boom in FMCG products is placing specific demands on warehouse developers, such as the need to install modern cold storage facilities and food storage areas. Among the companies using these facilities in our complexes is Frisco.pl, which is a tenant at 7R City Flex Gdańsk II.

The market is also seeing increasing personalization and a growing focus on tenant satisfaction, as tenants seek products tailored to their individual needs, depending on the industry in which they operate. Modern warehouse facilities designed for the e-commerce sector are becoming increasingly automated. New technologies enable, for example, even faster order fulfillment and returns—customer experience and the speed at which orders reach customers are key competitive advantages today. That is why we are seeing growing demand for urban warehouses, which 7R is developing as part of the City Flex Last Mile Logistics network. We are currently developing over 100,000 sq. m. of such space in key cities across Poland.

Another trend evident in the market is the growing interest in ESG issues, particularly with regard to environmental protection. Minimizing CO2 emissions and energy consumption has become important for companies not only because of rising electricity and gas bills. Key to this is the growing awareness among tenants and investors, who consciously want to invest their capital and conduct their business in a sustainable and environmentally neutral manner.
