Client: Aluprof SA

Project: Design and construction of a warehouse and production facility with a total area of 20,500 sq. ft. (20,000 sq. ft. for the warehouse and production area; 500 sq. ft. for the office area)

Project duration: May 2021 – March 2022

Location: Międzyrzecze (Silesian Voivodeship)

General contractor: Atlas Ward

Formula: BTS (Build-to-Suit)

Completed: March 2022

Client requirements

  • a modern facility that improves work efficiency
  • adapting the facility to the nature of production
  • office facilities
  • comfortable and safe working conditions
  • compliance with environmental standards

Aluprof’s goal was to build a modern warehouse and production facility with office space, fully adapted—both architecturally and technologically—for the preparation of semi-finished products for window and door manufacturing, as well as for the storage of aluminum profiles and components.

Completed in 11 months, the facility was equipped with a range of innovative, custom-designed solutions that streamline warehousing, production, and transportation processes. Among other things, we designed a system of overhead cranes integrated into the hall’s roof structure, which made it possible to eliminate columns and supports and create a highly flexible, multifunctional loading area.

The facility also features a specialized unloading bay connected to the warehouse, enabling the efficient and safe unloading of aluminum billets. We have also installed larger-than-standard entrance gates to allow oversized delivery trucks to enter the hall, ensuring that loading and unloading can take place inside the building without any issues.

In the loading area and the forklift loading zone, the floor has been finished with a layer of epoxy resin, which increases its resistance to stubborn stains and extends its service life. Due to the potential movement of vehicles inside the hall, an underfloor drainage system with floor drains was installed to prevent water from pooling on the floor surface.

Due to the specific nature of Aluprof’s operations and its non-standard storage methods, a special fire protection system was designed for the facility.

Key features of the facility

  • 50 kWp photovoltaic system
  • BREEAM certification at the "Very Good" level
  • enhanced insulation of partitions throughout the building
  • unloading lock
  • division of the hall into two separate fire zones
  • in-aisle sprinkler system
  • adapting part of the facility for continuous operation

BTS with BREEAM certification

The completed building has been awarded a BREEAM certification at the "Very Good" level, confirming its environmentally friendly design.

The project was designed in accordance with BREEAM guidelines from the early planning stages. This means, among other things, that the wood used during construction came from legal sources with a known supply chain, construction was carried out in strict compliance with health and safety requirements, and throughout the entire construction period, utility consumption and emissions from the transport of materials and waste were monitored and minimized.

Thanks to the innovative solutions implemented, CO2 emissions have been reduced by 28.9%. The Building Life Cycle Assessment result of 87.9% confirms the maximum reduction in energy consumption, emissions, and environmental impact throughout the building’s life cycle.

Integrating energy consumption monitoring into the building management system helps optimize energy costs. Energy-efficient LED lighting has been installed throughout the facility, and the use of an astronomical clock and motion sensors to control outdoor lighting reduces light pollution.

Solutions designed to reduce tap water consumption have been implemented in the building and throughout the development. The installed components (such as aerators and flow-restricting inserts) ensure water savings of over 57.82% compared to average consumption levels.
