7R is selling a portfolio of logistics properties to CBRE Investment Management

The developer 7R has finalized the sale of two projects—7R Park Poznań East and 7R Park Sosnowiec. The buyer, CBRE Investment Management, acting on behalf of one of its pan-European funds, acquired a portfolio of 44,844 square meters from 7R. The properties are 100% leased.

The portfolio acquired by CBRE Investment Management comprises a total of four warehouse facilities. 7R Park Poznań East consists of a single building with an area of 22,458 sq m, while 7R Park Sosnowiec comprises three warehouses with a total leasable area of 22,386 sq m. All four properties were developed in 2019 by 7R as part of a joint venture and are fully leased to ten companies. The weighted average lease term for both logistics parks is 5 years. Tenants include InPost, No Limit, TI Automotive, and Rhenus.

The logistics parks acquired by CBRE Investment Management are strategically located within Poland’s major logistics hubs and offer excellent access to the Trans-European Transport Network (TEN-T). 7R Park Poznań East, situated near the cities of Poznań and Swarzędz, benefits from excellent connectivity to the Polish road network via National Road No. 92, the S5 expressway, and the A2 highway, which serves as the main West-East transport corridor. The logistics park is also located in the vicinity of an intermodal container terminal and the Volkswagen plant in Poland. The building offers solutions that significantly reduce energy and heating costs. The warehouse is equipped with LED lighting, fans, and the highest standard of fire protection.

Sosnowiec, located in Upper Silesia, is a well-developed transportation hub situated near the border with the Czech Republic and Slovakia. 7R Park Sosnowiec is located right next to the S1 expressway, which connects nearby to the A4 highway—the most important transportation corridor in southern Poland. This area, formerly an active mining district, has undergone significant revitalization. The building was designed in accordance with 7R’s green building standards and features solutions such as solar panels and electric vehicle chargers.

The 7R portfolio includes large-scale logistics parks and urban warehouses under the 7R City Flex Last Mile Logistics network. To date, the company has delivered a total of 1 million square meters of space, and over 1.6 million square meters are currently under development in various locations throughout Poland.
