7R has begun construction on the first warehouse complex in the Kuyavian-Pomeranian Province. As part of 7R Park Bydgoszcz, the developer will construct two facilities on an area of over 68,700 sq m. The project is already partially leased. Tenants will include logistics operator Rohlig Suus Logistics and the nationwide retail chain Stokrotka.

The warehouse sector is growing rapidly. In the first half of this year, demand for such investments rose by 43% compared to the same period in 2020, according to JLL. Poland is also the second most active real estate development market in Europe, as confirmed by the supply figures from companies operating in the warehouse sector.

Our plans call for 7R’s portfolio of completed projects to exceed 4.5 million square meters by 2025. We operate in Poland’s largest warehouse markets and are currently expanding our operations to new locations. In Bydgoszcz, on Wojska Polskiego Street, we are building an environmentally friendly, large-scale warehouse complex. The first tenants will move into the facility as early as spring 2022.

7R Park Bydgoszcz will be located in the southeastern part of the city, ensuring convenient access to both the city center and the national highway network. According to the schedule, the developer will construct two buildings. The first will be completed in May of next year, and the second in the fourth quarter of 2022. The general contractor for the project is Atlas Ward.

Many possibilities

The space in the first building at 7R Park Bydgoszcz will be tailored to the specific requirements of the tenants—the Stokrotka grocery store chain and Rohlig Suus Logistics. Part of the complex will house a modern cross-dock terminal. The next building in the park will be delivered in accordance with 7R’s latest standard. The storage height throughout nearly the entire facility will be 11.7 m. Combined with the use of a 7-ton-load-bearing floor, this allows for more efficient use of space. The unloading area will be equipped with additional skylights, ensuring better natural lighting.

The minimum indoor temperature will be 15°C, even when it is -20°C outside. Destratification systems, which draw warm air from beneath the ceiling down to the lower parts of the building, along with thicker insulation in the walls and roof, will enhance the project’s energy efficiency, as will the LED lighting installed there. 7R Park Bydgoszcz will offer clients great flexibility in terms of the types and sizes of units available for rent—the smallest of which will be 3,000 sq. ft.

The facility in Bydgoszcz is being built in accordance with the 7R eco-friendly construction standard, as confirmed by the BREEAM certificate.
