The developer 7R is building a high-end warehouse facility in Silesia for Aluprof SA—one of Europe’s leading manufacturers of aluminum systems. The tenant, which exports products to 55 countries and has 1,300 regular customers, will move into the building in the first quarter of 2022.
The project in Międzyrzecz is a facility with a total area of nearly 20,500 sq ft, developed under a Build-to-Suit (BTS) model. This means that the space is tailored as closely as possible to the tenant’s specific needs. The project also allows for full optimization of logistics processes. The warehouse for Aluprof SA will be adapted, among other things, to the strict loading and unloading rules for aluminum components, which must be protected from the effects of weather conditions. The construction will include an office section with an area of approximately 500 sq. m. and a warehouse and production section covering nearly 20,000 sq. m.
This is a major undertaking within our logistics and warehousing system. The project is designed not only to fit seamlessly into our existing workflow for raw materials and finished goods, but also to provide a safe and comfortable working environment. We are adopting bold solutions, such as a system of overhead cranes integrated into the hall’s roof structure, thereby eliminating all columns and supports and creating a loading zone with high flexibility and freedom in designing transport operations. The same applies to the unloading zones, which will feature a dedicated handling area. The goal of our investment is to utilize available technological solutions in such a way that the processes carried out encounter as few architectural or equipment-related barriers as possible. It is also worth mentioning the high standards we have set for compliance with all environmental and fire safety regulations. In this regard, this facility will serve as our benchmark for future investments.

Aluprof SA, a company with over 70 years of experience in the industry and a total workforce of more than 2,300 employees, will open its fifth facility in the country in Międzyrzecz. The facility will primarily be used to prepare semi-finished products for the manufacture of windows and doors, as well as to store aluminum profiles and components. The design includes a specialized unloading bay connected to the warehouse, enabling efficient and safe unloading of aluminum billets, as well as a multifunctional loading zone inside the building. As a result, key logistics processes will be fully safe for the type of product being stored. Automated storage systems will also be used to operate the warehouse, streamlining storage and order fulfillment processes.
At 7R, we specialize in developing projects tailored to the specific preferences of our clients. Our portfolio already includes many completed projects of this type, with others currently under construction or in the planning stages. Collaboration under the BTS model allows us to identify the sensitive aspects of the tenant’s operations and adapt the facility to the nature of production at an early stage of development. In the case of the project for Aluprof SA, due to the specific nature of operations and non-standard storage methods, the fire protection system was custom-designed to meet the needs of future operations within the building. Additionally, the project in Międzyrzecz includes an unloading bay—an integral part of the warehouse—larger-than-standard entrance gates for delivery trucks, and an epoxy-coated floor.

The new facility for Aluprof SA will also feature a number of eco-friendly solutions. Among other things, the building will be equipped with a photovoltaic system, which will enhance the project’s energy efficiency. The project will also undergo BREEAM certification. Construction of the warehouse has already begun. The facility, located along the S52 expressway near the Bielsko-Biała Komorowice interchange, is scheduled to be completed in early 2022. Atlas Ward is the general contractor for the project.
