Construction of the first of two warehouse facilities at the 7R Park Łódź West II complex is nearing completion. The building has been leased to two tenants. MDH, a company belonging to the Meyra Group, will soon begin operations here. The company manufactures and sells orthotic equipment for people with mobility impairments. VESBO Poland, a distributor of plumbing fixtures and water filters, has also chosen this Łódź location. MDH was supported in the leasing process by the consulting firm Axi Immo.

7R Park Łódź West II is a warehouse complex comprising two modern facilities located at 104 Maratońska Street in Łódź. The first building, with a total leasable area of 18,000 sq m, will be completed this month. MDH will occupy both production and warehouse space as well as office space in the facility.

MDH will open a distribution center here for Central and Eastern Europe as part of our operations within the Meyra Group. The selected location will also serve as a production site for orthopedic and preventive care products for all of the Group’s customers, which currently exports its products to over 80 countries worldwide. We chose this location because it offers excellent opportunities for the logistical support of our operations, as well as the potential for further expansion in terms of additional space and the associated building infrastructure.

MDH will base its operations at 7R Park Łódź West II, occupying a total area of approximately 10,000 square meters.

We chose 7R’s proposal because, among the designs presented to us, this developer best adapted both the building’s standards and layout to our expectations. Furthermore, the location of 7R Park Łódź West II fits well with our employees’ commuting patterns, thereby reducing the risk of losing some of our specialists. We are satisfied with the solutions developed, both in terms of production and warehouse space and the area surrounding the property. The new headquarters will serve as the central hub of the Group’s organization. This is where we will locate the offices of our companies, production and assembly integrated from several existing plants, as well as the service center for orthopedic equipment. We expect that this solution will allow us to optimally organize work and communication between all departments.

In addition to the production area, which is equipped with a compressor room and features both natural light and LED lighting, the developer has also created high-end office spaces in the building, as well as a terrace with a relaxation area.

The client expected us to deliver office space that would meet the highest standards in terms of design and the use of modern solutions. We enjoy projects like this because they allow us to apply our expertise and demonstrate the highest quality of work. We designed the office across two floors of the building, and a special glass facade allows natural light to flood the interior. Additionally, on the roof of the second floor, we created a terrace with plenty of greenery, featuring relaxation areas and meeting spaces for employees. Another important aspect of the project is the landscape architecture—the arrangement of the space around the building—whose design positively impacts the well-being of employees. Our goal, as with every project, is to deliver a property that meets all of the tenant’s requirements in every respect.

AXI IMMO advised MDH on the process of selecting a new location. In preparation for this project, AXI IMMO specialists thoroughly analyzed MDH’s needs with an external logistics consultant, resulting in a final proposal that meets the tenant’s requirements, including over 2,000 sq. m. of market-standard Class A office space.

A key factor in the transaction was the flexibility demonstrated by 7R, which skillfully redesigned the building’s interior to meet MDH’s needs. As a result, the production, warehouse, and service areas were optimally arranged within the facility. Outside, surrounded by greenery and featuring a terrace and small architectural elements, the client received the desired relaxation areas for employees. Furthermore, should the company decide to expand, the remaining portion of the building allows for the integration of new processes into the existing operations within the module.

The second tenant of the newly constructed facility at 7R Park Łódź West II is VESBO, which will occupy nearly 5,000 square meters of warehouse and office space. The tenant will begin logistics operations at the park in October of this year. VESBO Poland is a company with many years of experience in the sale of plumbing fixtures and water filters. Its product range includes VESBO and VPremium brand fixtures.

Due to our ongoing growth, we were looking for a location that met certain criteria, such as a convenient location, modern office space, and ample warehouse space. VESBO’s previous headquarters was not conducive to the company’s further growth, as we simply lacked space, and the congested main streets of Łódź made it difficult to transport products in a timely manner. Additionally, the noise from nearby roads made it uncomfortable for our employees. We have addressed all these issues by leasing a modern facility, situated at a prime location on the logistics network and surrounded by greenery. Thanks to this, VESBO will be able to carry out its plans under favorable conditions and strengthen its market position.

Brownfield site in an attractive location

7R Park Łódź West II is being developed on brownfield sites. 7R undertook this brownfield project and, prior to commencing development work, first demolished the old railway overpass, removed the railway embankment, and tore down the existing buildings. Commercecon is the general contractor for the project. This is the third joint venture between the company and 7R in Łódź. Kwadrat is responsible for the architectural design of the warehouse park.

7R Park Łódź West II consists of two warehouse facilities with a total area of approximately 52,000 sq m. Its attractive location in the western part of Łódź offers good public transportation links as well as convenient road access, thanks to the newly constructed S14 bypass. Proximity to the A1 and A2 highways provides ideal conditions for logistics operations.

Another advantage of the complex is the flexibility to choose from a range of module sizes, as well as the ability to adapt the space to the needs of various industries. All buildings within 7R Park Łódź West II have received BREEAM certification thanks to the eco-friendly solutions implemented, which, among other things, improve energy efficiency.
