The West Pomeranian Province is strengthening its position as a logistics and warehousing hub for the e-commerce and light manufacturing sectors. There is also a noticeable acceleration in the nearshoring trend, which means that companies from Szczecin and the surrounding area are increasingly establishing their presence in European supply chains. One of the largest investments in the West Pomeranian warehouse market last year was the launch of a BTS project for the Hultafors Group in Goleniów, which is being developed by 7R. The developer’s latest project, meanwhile, is 7R Park Szczecin, with its first confidential tenant on board.
Construction has begun on two buildings within the 7R Park Szczecin complex. Their combined floor area will total nearly 58,000 square meters. This is the third major project by developer 7R in this area. This month, a modern building for the Hultafors Group will be commissioned; it will be the country’s first automated Class A warehouse utilizing the AutoStore system. Meanwhile, the 7R City Flex Last Mile Logistics urban warehouse is already operational in the center of the capital of the West Pomeranian Province. Thus, Szczecin is becoming a strategic location for many Polish and foreign companies.
Good location
The warehouse market in Szczecin is promising and is developing into one of the most important logistics hubs connecting trade and manufacturing between Poland and Germany, the Netherlands, and the Scandinavian countries. The total warehouse space in this region increased to over 800,000 sq m after the first half of last year, representing a 14% year-over-year increase. The main factors driving Szczecin’s growing position in the warehouse segment are the increasing importance of e-commerce in trade and the availability of a skilled workforce. The logistics and warehouse hub here will continue to develop dynamically, which is why we are building again in Pomerania.

The border with Germany, our largest partner in goods exports and logistics operations, is the main driving force behind Szczecin’s warehouse market. Another advantage is the well-developed infrastructure, which was expanded by nearly 144 km of new roads in 2020. The ports in Szczecin and Świnoujście are currently undergoing modernization to accommodate larger cargo vessels. The largest construction project in history is also underway there, improving the ports’ access to rail routes. All of this works in favor of the location, which still has untapped potential, as evidenced by the growing demand for warehouse space amid a still relatively limited supply.
Poland in the crosshairs of foreign investors
The COVID-19 pandemic has only reinforced the power of the e-commerce industry. In this situation, the warehousing, manufacturing, and logistics sectors are the winners. Demand is growing for space to store goods and for facilities equipped to implement modern robotics and automation solutions. The West Pomeranian Province, led by Szczecin, perfectly illustrates the development scenario currently being implemented in European supply chains. For 7R, Pomerania is a market the developer knows very well, and it will develop a warehouse portfolio here for Polish and foreign investors.
The first tenant will move into 7R Park Szczecin in mid-2021. Dekpol is the general contractor for the project.
