7R is investing in last-mile logistics in Gdynia and expanding its warehouse facilities in Pomerania

Over the past nine years, cargo handling volumes at the Port of Gdynia have increased by 63%, meaning that its growth has outpaced the country’s economic growth during the same period. From January through October of this year, over 20 million tons of goods were handled there. Developer 7R has just begun construction of a last-mile warehouse for the 7R City Flex network—the first logistics facility in Gdynia to be built in the immediate vicinity of the port and close to the city center. This is a strategic location given the growing importance of maritime and intermodal transport in supply chains, which are expanding despite the pandemic and economic constraints.

The developer 7R is strengthening its position in Pomerania by adding over 14,000 sq m of modern warehouse space to its portfolio as part of the 7R City Flex Gdynia project. This Class A facility already has several tenants who have recognized its excellent location. Its proximity to the Port of Gdynia, which is considered the Pearl of the Polish Economy and an intra-European logistics hub, is its key asset. The building is scheduled to be completed in mid-2021.

The North is a strategic region for 7R. It is here that the company built its first warehouse and is successfully expanding its network of big-box facilities and 7R City Flex Last Mile Logistics urban warehouses. Many years of experience and excellent knowledge of the local market are the developer’s strengths; the company fully recognizes the region’s potential and continues its expansion into coastal areas with excellent locations, access to ports, and intermodal transport.

Dekpol is the general contractor for 7R City Flex Gdynia. This is yet another joint project between the company and the developer 7R. To date, the partners have delivered modern logistics and industrial facilities to the market in cities such as Gdańsk, Kraków, Sosnowiec, and Tczew.

Places with potential

The Tri-City is described as an emerging market, ranking seventh in terms of warehouse density, with significant potential for further growth. The region is undergoing a transformation from a local logistics hub into a major national center. All thanks to the expansion of ports and road infrastructure. Access to the A1 highway, connecting northern and southern Poland, and the S7 expressway, running toward Warsaw and Kraków, means that Pomerania is gaining importance on Poland’s warehousing and logistics map. The expansion of ports and the growing importance of e-commerce are two additional factors contributing to Pomerania’s success in the TSL industry.

The 7R City Flex Gdynia complex was designed by the developer’s in-house architecture team. The project is designed so that vehicles heading toward Szczecin have direct access to the Tri-City ring road, which is significant for tenants planning to expand their logistics operations in northern Poland and take advantage of the region’s well-developed maritime and road logistics infrastructure.
