The developer 7R has finalized the sale of the 7R City Flex Łódź I warehouse on Rokicińska Street to SELP (SEGRO European Logistics Partnership). This is the third project—following 7R City Flex Łódź II on Transmisyjna Street and 7R Park Wrocław—to be added to the portfolio managed by SEGRO.
The newly acquired warehouse, which has been renamed SEGRO Business Park Łódź Wschód, offers a total of 8,500 square meters of space and is 100% leased. In addition to its warehouse function, the facility can be used for light manufacturing, retail and exhibition activities, and the creation of high-end office space.
As the city of Łódź continues to grow rapidly and customer needs increase, so too does SELP’s real estate portfolio in Łódź, managed by SEGRO. Urban parks are becoming a driving force in the logistics market, and it is precisely in this area that we intend to significantly expand our offerings. The acquisition of properties from 7R fits perfectly into our growth strategy in key locations with the greatest potential, driven by both the size of the local market and the increasingly improved road infrastructure.

The History of the Partnership Between SELP and 7R
The partnership between SELP and 7R began in June of last year, when the companies finalized the acquisition of a 23,500-square-meter warehouse park in Wrocław from 7R. The park was named SEGRO Industrial Park Wrocław 2. In the second half of 2019, the partners signed an agreement to develop a City Flex facility in Łódź, on Transmisyjna Street. The project, which consists of two buildings with a total area of 13,400 sq m, will be completed in the fourth quarter of 2020. Upon completion, the facility will become an integral part of SEGRO Business Park Łódź.
