In 2021, 7R, a Polish developer of warehouse and industrial facilities, delivered nearly 400,000 square meters of certified space, doubling its performance from the previous year. Over the past 12 months, 7R sold 17 projects to investment funds and real estate companies for a total of nearly €400 million. The number of the developer’s tenants also increased, with nearly 500,000 sq. m. leased in 2021. Meanwhile, the real estate portfolio managed by 7R exceeded 1 million sq. m.

We are consistently implementing our 7R growth strategy. After 13 years of operation, we have delivered nearly 1.5 million square meters of modern, certified warehouse and manufacturing space to our clients, and we have another 4 million square meters currently under development. Since 2019, we have doubled our workforce to better meet the needs of businesses and provide them with high-quality space for their strategic business operations.

In 2021, 7R delivered nearly 400,000 square meters of space. The previous year, this figure was approximately 180,000 square meters. 7R’s properties are characterized by high-quality construction, as well as technological and eco-friendly solutions. On the one hand, they ensure compliance with ESG standards and are environmentally friendly; on the other, they translate into tangible savings for tenants, related, among other things, to the energy efficiency of the buildings.

We have long seen strong interest in our facilities from both tenants and investors. At 7R, we offer big-box warehouses, as well as custom-built BTS facilities and urban warehouses from our City Flex Last Mile Logistics line. We are pleased with last year’s excellent results, but we are already looking to the future. In 2022, we plan to deliver approximately 1 million square meters of space, and in the middle of the year, as planned, begin construction on our first international project in the Czech Republic.

A diverse tenant portfolio

Companies from various industries, such as logistics, retail, pharmaceuticals, and automotive, operate in the developer’s facilities. 7R’s tenant portfolio has grown significantly over the past year—the company leased over 500,000 square meters of space (25% more than the previous year) under 64 leases. This year, in addition to completing the construction of new logistics parks and urban warehouses, the developer also plans to commission interesting facilities built under the Built-to-Suit (BTS) formula. One of these is a high-end warehouse for Aluprof SA, one of Europe’s leading manufacturers of aluminum systems, which will be located in Silesia. Meanwhile, a modern warehouse for Żabka with a total area of approximately 60,000 sq. m is being built near Warsaw. The facility will be equipped with innovative automated and eco-friendly solutions, as confirmed by BREEAM certification.

Hot assets in investors' sights

According to expert reports, warehouses are the asset class that attracts the most investor interest in Europe. This is also reflected in 7R’s results. Last year, the developer sold 17 projects for a total of nearly €400 million. This represents a massive increase compared to 2020, when 7R sold seven projects with a total value of €75 million.

Last year, which was a record-breaking one for us, confirms that we are on the right track in developing our business. Investors are looking for high-quality products that deliver long-term returns and—crucially—meet ESG standards. Our collaboration with the world’s largest investment funds demonstrates the strength of 7R’s real estate portfolio. Our plans for this year are even more ambitious.

7R’s services also include property management. Currently, the Property Management team, which is responsible for this service, manages 48 buildings with a total area of over 1 million square meters.

ESG, Quality, and Technology

In 2021, 7R became the first warehouse and industrial developer to join the ranks of corporate members of the Urban Land Institute Poland, with the aim of working alongside other members of the organization to actively shape the future of the real estate industry and establish the highest quality standards in the warehouse market.

7R is also an active member of the Polish Green Building Council and the Proptech Foundation. As part of its ongoing efforts to promote and share knowledge in the field of ESG, 7R began collaborating with the European Sustainable Business Network in 2022.

Certified, state-of-the-art warehouse and manufacturing facilities are 7R’s specialty. We implement innovative and environmentally friendly solutions in these facilities.
