7R moves into the Metropolitan office building in Warsaw

In mid-February 2022, 7R officially relocated its Warsaw office, moving into its new 1,300-square-meter space in the prestigious Metropolitan office building. The company, which has been active in the real estate industry for 13 years and employs over 170 experts, specializes in providing modern and environmentally friendly warehouse and production facilities. It also has branches in Kraków, Gdańsk, Wrocław, Sosnowiec, Szczecin, and Prague in the Czech Republic.

Recent years have been a period of rapid growth for 7R. In the last three years alone, we have doubled our workforce in order to better meet our customers’ needs and provide them with high-end space for their strategic business operations. This dynamic growth has necessitated the expansion of our Warsaw office. We chose Metropolitan because it offers features that are also crucial to our operations: an excellent, prestigious location, combined with modernity and a boutique atmosphere.

7R’s new 1,300-square-meter office, designed by Tétris to meet the tenant’s specifications, combines open-plan spaces with intimate meeting areas and private rooms. It also features high-quality elements made of steel, glass, and wood, which help maintain an optimal acoustic environment for the office.

When designing the interior, we wanted it to clearly reflect 7R’s distinctive features, while also harmonizing with the characteristics of the Metropolitan building. We decided to propose a non-standard layout of walls and ceilings—we used arched and rounded shapes that echo the building’s form. These design elements are also reflected in the furniture. Also noteworthy are the wooden slatted ceilings and decorative stucco, which allowed us to highlight the high quality of this space. In addition, it was extremely important for us to take the employees’ preferences into account. Thanks to this, we have created a personalized, comfortable space that fosters integration and effective teamwork.

The warehouse and production facilities built by 7R are notable for their eco-friendly design. This is evident in the company’s Warsaw office, which features numerous plants—an important element in creating a more comfortable work environment. Additionally, 7R employees will have access to two green terraces with designated areas for work and relaxation.

When designing 7R’s new Warsaw office, we sought to combine functionality with a modern and welcoming design. The layout was partly inspired by the employees’ suggestions. The result is a perfectly planned space that fosters creativity and collaboration among our teams.

The Metropolitan is an A-class office building designed by the renowned architect Lord Norman Foster. It was Foster’s first project in Poland. The office building is located in Warsaw, on Marshal Józef Piłsudski Square, near the Saxon Gardens and the National Theatre. The Metropolitan offers 33,600 square meters of office space and 3,300 square meters of retail space.

The Metropolitan can truly be called an architectural classic, because its design, which is now nearly 20 years old, still catches the eye of passersby and sparks the interest of tenants. I am pleased that 7R is joining the list of the Metropolitan’s tenants. We recognize that the Metropolitan is a gem. Not only is it the most prestigious address in Warsaw, but it also offers comfortable spaces and is in an excellent location. These are important factors for employers who want to provide their employees with a high-quality workplace.

7R's record results in 2021

In 2021, 7R delivered 400,000 square meters of warehouse and production space. All of the developer’s new projects are BREEAM-certified thanks to the environmentally friendly solutions incorporated into them. The company’s portfolio includes developed logistics parks, as well as Built-to-Suit (BTS) warehouses tailored to tenants’ specific requirements, and City Flex Last Mile Logistics, which provides efficient last-mile logistics.

Total sales of the developer’s properties to investment funds and real estate companies in 2021 amounted to nearly EUR 400 million. 7R’s tenant portfolio grew by 25% year-on-year. The company also manages 46 properties with a total area of over one million square meters.

We aim to deliver approximately one million square meters of space in 2022, with a total of approximately four million square meters across the entire development process. We are also steadily moving forward with our plans for international expansion—in mid-2022, construction will begin on 7R’s first foreign investment project in the Czech Republic.
