7R, a developer specializing in the construction of high-quality warehouses, is preparing to break ground on 7R Park Bytom I. The project will be developed in line with ESG principles: it involves the revitalization of 25 hectares It will feature numerous eco-friendly solutions, and the developer has established cooperation with local authorities and actively supports the local community.

7R Park Bytom I will be built just 4.5 km from the center of Bytom, near a major highway and rail junction, and close to Pyrzowice International Airport. Bus, tram, and train stops are located near the warehouses, which will be a significant convenience for future employees of the facility.

The new buildings will be constructed on land that has been neglected and devastated until now. 7R will revitalize as much as 25 hectares of brownfield sites. The project will create new, attractive jobs. 7R Park Bytom I will feature a wellness zone for employees, equipped with ergonomic seating designed by young artists selected through the “7R Warehouse of Art – Young Art for the Planet” competition, which the developer organized in collaboration with the Academy of Fine Arts in Warsaw.

Furthermore, as part of its ESG strategy commitments, the developer supported the local community by installing modern water dispensers in 13 educational institutions in Bytom. Equipped with filters and UV lamps, these dispensers provide children and young people with access to fresh water.

One of 7R’s priorities is to combine business, environmental sustainability, and social responsibility. 7R Park Bytom I will feature relaxation areas for employees as well as systems designed to reduce water and energy consumption. These solutions are important to our tenants because they help them implement their ESG strategies.

The warehouse complex will be constructed using eco-friendly materials. The solutions to be implemented will include photovoltaic panels, energy-efficient LED lighting, and destratifiers to reduce heat loss, which, combined with improved building insulation, will help lower operating costs.

There will also be a bike path near the 7R Park Bytom I complex, and electric vehicle charging stations are planned for the site. The project will be certified under the BREEAM system. 7R aims to achieve an "Excellent" rating.

Tenants are looking for functional warehouse space that supports the growth of their businesses. 7R Park Bytom I will deliver a product that meets tenants’ most demanding expectations.

Maciej Krzyżak

Development Director at 7R

Ultimately, 7R Park Bytom I will consist of four buildings with floor areas of approximately 14,500 sq m, 15,000 sq m, 32,000 sq m, and nearly 60,000 sq m. The total area of the four buildings will exceed 121,000 sq. ft. Construction of the first warehouse is scheduled to begin in the second half of 2023.
