7R, a developer specializing in the construction of high-quality warehouses, is launching construction on 7R Park Wrocław West II. This is the company’s first project carried out in accordance with its new decarbonization strategy. Carbon dioxide emissions will be reduced by more than 50 percent in this case.

7R Park Wrocław West II is a development being carried out in the spirit of sustainable development. The project is being built in Kąty Wrocławskie and will offer nearly 44,000 sq m of modern logistics and manufacturing space in an excellent location: the warehouses will provide direct access to the A4 highway (Kąty Wrocławskie Interchange). Kajima Poland has been appointed as the general contractor for the project. Construction is scheduled to be completed in the second quarter of 2024.

These eco-friendly solutions are designed to save energy, lower operating costs, and reduce the carbon footprint: operational CO2 emissions will be more than 50 percent lower than in buildings constructed in accordance with the technical requirements of building codes.

In the future, during its operational life, the building will also require significantly less electricity to operate. According to 7R’s calculations, the annual primary energy demand per square meter will decrease by nearly 70 percent compared to current regulations.

7R Park Wrocław West II marks a new chapter in 7R’s history and brings us closer to our goal of delivering low-carbon buildings to the market, and in the coming years, carbon-neutral ones as well. This time, we performed a full thermal modeling of the building as early as the design phase, and thanks to this, among other factors, we developed solutions that will enable such a significant reduction in emissions.

The technical solutions implemented included: high-efficiency LED lighting, improved airtightness of the building, upgraded heating and ventilation systems equipped with heat recovery systems and high-efficiency heat pumps, as well as a photovoltaic panel system.

All of this will enable us to apply for BREEAM certification at the highest level, "Outstanding," which requires meeting at least 85% of all the system's criteria. But that's not all. 7R Park Wrocław West II is a project built in the spirit of ESG: in addition to reducing emissions, the buildings will also be a welcoming environment for future employees.

7R Park Wrocław West II will feature a relaxation area for employees, which will be furnished with pieces selected through a competition held as part of “Warehouse of Art,” a 7R initiative that supports the community of young artists and promotes the well-being of warehouse employees.

In addition, bicycle shelters and electric vehicle charging stations will be installed in front of the facility. Biodiversity in the immediate vicinity of the warehouse will also be enhanced: flower meadows, beehives, and insect hotels will be created, and native tree and shrub species will be planted.
