7R, a developer specializing in the construction of high-quality warehouses, is launching another project in Pomerania. Construction has just begun on 7R Park Gdańsk III in Barniewice. Complex SAD has become the first tenant. The company was represented in the negotiations by advisors from Newmark Polska.
7R Park Gdańsk III is being developed in Barniewice, near the Tri-City ring road. As a result, the warehouses will be located close to the international airport with its cargo terminal and the seaports in Gdynia and Gdańsk, while also offering excellent access to the Tri-City. Ultimately, the project will consist of two warehouses (with areas of over 80,000 and nearly 32,000 sq m, respectively), which together will offer over 112,000 sq m of modern warehouse space.
The first tenant of 7R Park Gdańsk III is the logistics company Complex SAD, which for over 20 years has been serving, among others, companies that import and export goods from outside the European Union, provides logistics services, and operates its own customs agency. Complex SAD will move into the 7R warehouse in the second quarter of 2024 and occupy 12,300 sq m there. During the negotiations, Complex SAD was represented by the consulting firm Newmark Polska.
The Tri-City combines modernity, broad prospects for growth, and an attractive location, making it a unique place on the national map. This is why we decided to open another warehouse here for our use. Importantly, in addition to its strategic location, the 7R Park Gdańsk III facility will be equipped with a range of eco-friendly features.

We are pleased to have had the opportunity once again to assist Complex SAD in leasing modern warehouse space in the Tri-City area. This is the client’s third warehouse. It will also be the company’s largest warehouse, with an area of over 12,000 sq. m., situated in a strategic location between the ports of Gdynia and Gdańsk and in close proximity to the Tri-City ring road, which will facilitate the distribution of goods throughout the country.

7R Park Gdańsk III will feature numerous eco-friendly solutions that will help tenants save on energy costs. The warehouses will be equipped with, among other things, solar panels, skylights to provide natural light, and energy-efficient LED lighting. Electric vehicle charging stations are planned for motorists. The site will also feature flower meadows, insect houses, and beehives. All these features will enable the facility to apply for BREEAM certification at the Excellent level.
7R Park Gdańsk III will also feature amenities for employees. The complex will include a relaxation area featuring urban furniture designed by young artists as part of the “7R Warehouse of Art: ‘Young Art for the Planet’” competition.
