7R's Proposal for a New Logistics Facility in Kraków

The developer 7R has completed its latest warehouse located near Kraków–Balice Airport. 7R City Flex Kraków Airport I is already 70% leased; its strategic location and green solutions are attracting clients from the e-commerce, automotive, and distribution sectors.

7R City Flex Kraków Airport I comprises two buildings with a total area of 28,000 square meters. The facility stands out not only for its modern design and cutting-edge technologies, but also for its excellent location. Located just 500 meters from Kraków-Balice Airport, 700 meters from the A4 highway, 1 kilometer from the S52 expressway, and 9 kilometers from downtown Kraków, it provides excellent logistics connectivity for businesses.

A number of green solutions have been implemented at 7R City Flex Kraków Airport I. The 50 kWp photovoltaic panels installed on the roof enable the efficient use of solar energy. The central heating system in the offices is based on an innovative VRV system, ensuring energy efficiency and thermal comfort. LED lighting with the DALI system allows for dynamic adjustment of brightness to user needs, which contributes to effective energy management. Enhanced insulation was applied to the hall’s exterior walls, helping to reduce heat loss. The development also features electric vehicle charging stations, a bicycle service station, and a well-being zone for employees. 7R has also prioritized biodiversity. As part of efforts to reduce CO2 emissions and promote water retention, 315 trees, 316 honey-bearing shrubs, 876 perennials, and 117 native grasses were planted. Areas with flower meadows covering a total of 16,000 square meters, landscaped lawns covering 6,000 square meters, and a mineral surface covering 112 square meters were also created.

The general contractor for the project is the Antczak Group. The warehouse is currently undergoing the BREEAM certification process at the Excellent level.
