Construction has begun on the final phase of 7R Park Lublin East I. The fourth warehouse, with an area of over 57,000 square meters, is fully leased.

The fourth and final building will expand 7R Park Lublin to 110,000 sq m, making it the largest in the region. “The completion of the final construction phase is a key milestone that will bring our project to a close.” The park is perfectly located—just 4 km from the center of Lublin, in the immediate vicinity of the ring road and with convenient access to expressways. This is one of the factors that contributed to the success of the commercialization. To date, we have already leased over 100,000 sq m of space here to leading brands.” – says Michał Białas, Co-CEO at 7R.

– The dynamic growth of this region and the high level of activity among companies in the FMCG, TSL, and manufacturing sectors underscore Lublin’s strategic importance as a logistics and industrial hub that meets the market’s growing needs. We are looking for additional land parcels in this region – adds Joanna Ociepka-Wojciechowska, Leasing Director at 7R.

The facility will be equipped with a range of advanced solutions designed to reduce operating costs and minimize its carbon footprint. Among the technologies used is a DALI dynamic lighting control system, which automatically adjusts light levels to external conditions, significantly reducing energy consumption. In addition, the building will be equipped with 150 kWp of photovoltaic panels, with the potential for further expansion. The use of low-flow water fixtures, such as showerheads and sensor-controlled faucets, allows for a significant reduction in water consumption, thereby supporting sustainable management of natural resources. The facility will meet the BREEAM assessment criteria at the “Excellent” level.

Dekpol is the general contractor for the project. Intensive earthwork is currently underway at the construction site, including: removal of the topsoil layer and site preparation, stabilization of the work platform, relocation of the storm sewer system, and the start of foundation work. The project is progressing according to schedule.

The 7R Park Lublin East I project prioritizes biodiversity in line with the principles of sustainable development. The park features meadows planted with local wildflowers that are resilient to climate change. The area is enclosed by green fences, and the presence of insect houses, beehives, and bird feeders supports local wildlife. The needs and comfort of employees and visitors have not been overlooked either. 7R Park Lublin East I offers modern amenities such as an electric vehicle charging station and a covered, well-lit bike shelter, which helps promote sustainable transportation and provides a space for rest during work.

The current tenants of 7R Park Lublin East I include: Spiżarnia, a distributor of Polish food products; Specjał, a wholesaler; Nagel Group, a logistics company; Media Expert and Euro RTV AGD, retail chains offering electronics and home appliances; and Parys, a manufacturer and distributor of automotive chemicals and cosmetics.
