7R has completed its first real estate development project in the Czech Republic—EQT Park Prague North, which has received its occupancy permit
7R has successfully completed its first development project in the Czech Republic. EQT Park Prague North, located in Lužec nad Vltavou along the D8 highway, comprises a total of 56,500 square meters of modern space designed for logistics and light manufacturing. The investor and owner of the project is EQT Real Estate, a global real estate investment manager. The Czech branch of 7R serves as the project’s development partner, responsible for the permitting process and the execution of the project. Both companies are also jointly coordinating the leasing of the facility.

EQT Park Prague North: A Strategic Logistics Project Near Prague
EQT Park Prague North is EQT Real Estate’s third project in the Czech Republic, following earlier investments in Ostrava-Mošnov and Nošovice, where the company owns and manages modern logistics projects with a total area of over 300,000 square meters.

7R as the partner responsible for the implementation and commercialization of the investment
– The completion of the park in Lužec nad Vltavou confirms that even complex brownfield projects can be carried out efficiently in the Czech Republic, in accordance with the highest standards, and meet the market’s most demanding expectations. In a region home to nearly 3 million people, we have not only created a modern logistics park but have also made a significant contribution to improving the surrounding infrastructure—including through the construction of a new interchange on National Road I/16 and a safer connection to the town of Lužec nad Vltavou. We have also placed a strong emphasis on sustainability. The park is equipped with a 320 kWp photovoltaic system and a rainwater harvesting system for flushing toilets. As part of our mitigation efforts, we have also reintroduced native plant species historically found in this area. The project is currently undergoing the BREEAM Excellent certification process. A modern, Class A industrial park located along the D8 highway
The modern EQT Park Prague North industrial park comprises two warehouses with a total leasable area of 56,500 square meters. The larger building offers 44,900 square meters, while the smaller one offers 11,600 square meters of Class A space that can be customized to tenants’ individual needs. The facilities feature a storage height of 12 m and a floor load capacity of 7 t/sq m. Thanks to its location along the D8 highway, the park is an attractive solution for companies for whom proximity to the Prague market or a direct connection to Germany is of key importance.
BREEAM Excellent and Energy Efficiency Solutions
EQT Park Prague North is currently in the process of obtaining the BREEAM international environmental certification at the Excellent level. The warehouses were designed and built with high energy efficiency in mind. They feature energy-efficient LED lighting and a modern BMS system that monitors utility consumption. The project also includes landscaping and flower meadows. The site has been prepared for the installation of additional photovoltaic panels to meet the needs of future tenants, as well as electric vehicle chargers and heat pumps.
