A modern warehouse is an attractive proposition for all parties involved in the investment. A standard feature of 7R projects is the use of technologies that minimize the negative impact of buildings on the environment, reduce their carbon footprint, and simultaneously lower operating costs.

“These are areas that overlap, which I consider an extremely positive trend. After all, it’s hard to find a better solution than one that, in addition to generating savings, helps protect the environment and simultaneously enhances the facility’s investment appeal,” emphasizes Aleksander Kuźniewski.

Green on the roof

Among the solutions implemented by 7R are reinforced roof structures designed to accommodate photovoltaic panels. This is an extremely effective solution, as the panels installed across an area of 20,000 square meters are capable of generating up to 100 percent of the building’s daily energy needs.

“Photovoltaic systems are standard in our projects, as is reinforcing the roof load capacity to allow for their expansion,” emphasizes the 7R expert.

Another equally important way to utilize roof space is through the building’s eco-friendly water management system. During rainfall, a green roof collects thousands of liters of water, which is stored and used, for example, to water the greenery.

“In addition, using a simple solution such as timer-controlled faucets and aerators—which are attachments that limit the flow of water from the faucet can reduce water consumption by up to 30 percent,” explains Aleksander Kuźniewski.

More heat, more light

7R buildings are equipped with LED lighting, which consumes 90 percent less electricity than standard incandescent bulbs. The use of the DALI smart lighting control system featuring motion sensors and activity schedules enables efficient energy management. Additional equipment includes a BMS system that manages energy consumption.

A modern panoramic skylight system reduces operating costs by an additional 7 percent, while an extra layer of insulation on the roof and walls cuts costs by 20 percent. This is not the industry standard. However, we are committed to ensuring that once energy is generated, it remains in use for as long as possible. That is why we install destratification fans in our facilities.

The system is designed to draw warm air from the upper parts of the building down to the lower parts. This solution generates energy savings of nearly 8 percent. An additional 7 percent is achieved by sealing the loading docks.

Process optimization

When a tenant begins to view its warehousing or logistics facilities as an integral part of its core business, decisions to improve the efficiency of operational processes are made very quickly. Systems such as miniload or AutoStore are a response to rapidly evolving market conditions.

“The rapid acceleration of certain trends triggered by the pandemic—such as the growing demand for automation and increasingly complex technical solutions—is driving interest in the quality and functionality of our facilities,” notes Aleksander Kuźniewski. “We have a product we can be proud of, and the solutions we implement are innovative and set market trends,” he adds.

For investors, on the other hand, the use of modern solutions means they receive a product that ages more slowly and will still be attractive to tenants in 5 or 10 years’ time.
