The developer 7R has acquired land for two new last-mile projects in prime locations in Warsaw. The first will be built on Osmańska Street, near Chopin Airport, and the second on Rzeczna Street in Targówek. These are the latest additions to the portfolio of 7R City Flex urban warehouses in the capital.
The land acquisitions on Osmańska and Rzeczna Streets were finalized at the turn of 2020 and 2021. The 7R City Flex Warsaw Airport III project on Osmańska Street will offer two buildings with a total leasable area of 24,000 sq m. As part of the 7R City Flex Warsaw-Targówek project, two warehouse facilities with a total area of 31,970 sq m will be built.
We have recently secured some very attractive locations in Warsaw and are launching two exceptional development projects. We are focusing on the development of urban logistics, as we are seeing strong demand for this type of facility from both investors and tenants. The space in our City Flex facilities can be flexibly arranged and tailored to the tenant’s requirements. Many companies have already recognized the benefits of urban warehouse and industrial locations. In 2020, our previously completed 7R City Flex Warsaw Airport I complex became home to Poland’s first training center for commercial pilots. This example demonstrates that urban warehouses are valued by tenants across a wide range of industries.

Two new urban warehouses on the map of Warsaw
The 7R City Flex Warsaw Airport III complex will be located 10 km from downtown Warsaw, 500 m from the Warsaw Cargo terminal, 2 km from the passenger terminal at Warsaw Chopin International Airport, and 1.8 km from the S2 expressway. The project will be certified to the BREEAM Excellent standard and will feature eco-friendly solutions such as solar panels and LED lighting. Construction of the facility on Osmańska Street will begin in June of this year, with completion scheduled for the fourth quarter of 2021. The architectural design is being handled by the Kwadrat studio. Goldbeck is the general contractor.
The second of the planned development projects in the capital, 7R City Flex Warsaw-Targówek, is a modern logistics park located just 8 km from the very center of Warsaw and 13 km from Chopin Airport. In line with the 7R City Flex concept, the development offers excellent access to public transportation and urban infrastructure (bus and tram stops within 300 m). Thanks to the latest eco-friendly solutions implemented—which, among other things, improve energy efficiency—the facility will be certified to the BREEAM Excellent standard. The buildings will be equipped with photovoltaic panels, BMS, and Dali systems. Construction is set to begin at the turn of this year and next, with completion scheduled for the second quarter of 2022.
The urban warehouse market in Poland
The urban logistics market in Poland is growing rapidly. Although it currently accounts for approximately 7.5% of the country’s total commercial logistics and industrial space[1], demand for such facilities continues to rise—and not only from logistics operators or courier companies handling last-mile operations. In addition to storage space, warehouses located within city limits offer office space, production facilities, laboratories, and showrooms.
Diversification in terms of warehouse locations and lease structures, automation, and green building are the main trends driving the growth of the warehouse market in Poland. Smaller units, known as Small Business Units (SBUs), located within urban areas, fit seamlessly into this landscape, meeting the needs of a wide range of tenants. The SBU strategy is a key part of 7R’s operations and responds to this trend.
