7R for Pepco – a modern distribution center near Gdańsk

7R is developing a state-of-the-art logistics center for Pepco in Barniewice, near Gdańsk. Under a long-term lease agreement, Pepco Polska has leased over 51,000 square meters of functional warehouse space, including office space.

7R Park Gdańsk V as a strategic BTS project for Pepco

Pepco is a European discount chain offering clothing for the whole family, toys, and home goods at the lowest prices. The brand’s stores, which are present in over 4,100 locations across 18 European markets, are visited by tens of millions of customers every month. The company employs over 31,000 people in Europe. Pepco is a retail brand owned by the Pepco Group, which has been listed on the Warsaw Stock Exchange since May 2021.


Pepco uses intermodal transport in its logistics operations—the company’s products are transported primarily by land and water, while optimizing deliveries directly from distribution centers to stores, the so-called “last mile.” Until now, Pepco has operated five distribution centers in Europe. The modern facility in Barniewice near Gdańsk, developed by 7R, will significantly increase the company’s operational capabilities and contribute to its further expansion.

The 7R Park Gdańsk V facility, being developed for Pepco, is under construction in Barniewice, 2.5 km from the S6—the Tri-City metropolitan ring road—and 18 km from the DTC container terminal in Gdańsk. The proximity of the ports in Gdańsk and Gdynia, as well as the Lech Wałęsa Airport with its cargo terminal, located 4 km away, further facilitates international distribution.


The new logistics center being developed by 7R under a BTS model will offer a total of over 51,000 sq m of functional warehouse space, along with office and staff facilities. The facility will incorporate numerous eco-friendly solutions that support sustainable development goals and deliver tangible savings on energy costs—including photovoltaic panels, LED lighting, and a DALI control system. The park will also be equipped with electric vehicle charging stations, and among the many solutions tailored specifically to Pepco’s requirements will be a separate, dedicated parking lot for employees. All of the features implemented in the facility will enable BREEAM certification at the Excellent level. The general contractor for 7R Park Gdańsk V is Mirbud.

7R is expanding its presence in the Pomeranian warehouse market


Thanks to its strong foundations and sustained demand, the Pomeranian Voivodeship holds a strong position on Poland’s warehouse map, with a stock of over 1.96 million square meters of modern space. The Tri-City region stands out in particular, benefiting from numerous geographical and infrastructural advantages—access to ports and proximity to the markets of Northern and Eastern Europe. 7R has a strong presence in this key distribution and manufacturing location with its projects, having delivered over 640,000 sq m of industrial space in the region to date, including 212,000 sq m in Barniewice—as part of its latest warehouse park development.
