Berner Polska Chooses the 7R Hub in Nowa Huta

7R has entered into a long-term lease agreement with Berner Polska Sp. z o.o. for modern warehouse space at 7R Hub Nowa Huta. The Polish subsidiary of one of Europe’s leading providers of maintenance products in the B2B market has leased approximately 6,500 square meters of functional space in the logistics and technology hub being developed by 7R in Kraków.

Berner Polska will relocate its logistics center to 7R Hub Nowa Huta

The Berner Group is a family-owned company that has been in business for over 65 years and is a leading specialist in maintenance products in the European B2B market. Berner also supplies over 100,000 premium repair, care, and maintenance products to its customers in the automotive, construction, and industrial sectors. The company operates in 21 European countries and employs over 6,200 people. Berner has been operating on the Polish market since 2000, and the company’s previous distribution center was located in Skawina, near Kraków.


Having decided to relocate its logistics operations to the 7R Hub Nowa Huta in Q4 2027, Berner Polska leased nearly 6,500 square meters of functional space in Building H1 (which will ultimately total approximately 42,000 square meters). The tenant was assisted in the site selection process by the international consulting firm Cushman & Wakefield.

– Berner Polska’s new warehouse in Nowa Huta is part of a long-term strategy to optimize supply chains across the entire Berner Group, shorten delivery times, and increase the availability of our products throughout Europe. It will become an integral part of Berner’s logistics infrastructure, particularly for chemical products—the company’s specialty in the professional market. The facility will meet the strictest environmental and safety standards, and the processes taking place there will be supported by modern warehouse solutions and an IT system. In addition, we will enable our customers to become even more familiar with Berner’s product range and to make purchases on-site at a specially designed retail outlet.

A warehouse in Kraków tailored to the operational needs of Berner Polska

To meet Berner’s specific needs and the unique nature of its operations, the warehouse section of the facility will be divided into separate product storage zones. In addition, a BMS system will be installed throughout the tenant’s space, enabling comprehensive monitoring of utility consumption as well as effective management and optimization of building systems.

– The Kraków warehouse and industrial space market has an exceptionally low vacancy rate compared to the rest of Poland, so some companies have been looking for space to expand outside the city for years—as exemplified by Berner’s long-standing presence in Skawina. However, running efficient distribution operations now involves a whole range of activities carried out close to a large sales market. Companies want to be even closer to their customers, shorten delivery times, and respond more quickly to changes in demand. Our project in Nowa Huta offers this opportunity. We are very pleased that such a renowned and experienced company as Berner has recognized the potential of 7R Hub Nowa Huta and decided to tie its business future to our complex.

7R Hub Nowa Huta. A location that supports business growth

7R Hub Nowa Huta is being built within the Ruszcza Logistics and Industrial Center, as part of the “Kraków – Nowa Huta of the Future” project — a location that aims to become the new hub for innovative industry in Kraków. Located in the heart of Nowa Huta, near National Road 79 and the planned S7 expressway interchange, the park offers excellent transportation links and access to downtown Kraków. Its location and proximity to a skilled workforce make 7R Hub Nowa Huta an attractive choice for technology and manufacturing companies, as well as logistics operators, among others.

– Berner Polska has been a client of Cushman & Wakefield for over 10 years. During that time, we have supported the company in many areas, primarily with technical matters and financial negotiations. The projects we’ve carried out for Berner Polska have always been challenging and have involved an interdisciplinary team of our specialists and consultants. In the process that has just been completed, one of the key challenges was finding a secure location suitable for storing Berner’s products, taking into account both the specific nature of its business and its surroundings. Together with the client, we also developed a dedicated technical specification and a functional layout for the space, which were then incorporated by 7R into the facility’s design. The developer’s professional approach and openness to customized solutions tailored to the specific nature of Berner Polska’s operations were of significant importance. As a result, the building under construction will be adapted for the safe storage of large quantities of Berner products and will meet stringent fire safety requirements as well as those set forth by European standards and regulations. Importantly, despite the very high technical and operational requirements, we were also able to negotiate highly competitive lease terms for the client in this project being developed in Kraków’s Nowa Huta Przyszłości district.

7R Hub Nowa Huta: A Modern Business Hub

7R Hub Nowa Huta consists of buildings with a total area of approximately 230,000 square meters, which will form the largest urban logistics complex in Europe. An integral part of the project is infrastructure designed for automation, as well as numerous amenities, including those for logistics operators. A clear zoning structure, convenient access routes, and a logical layout of functions will support efficient day-to-day operations, increasing productivity and saving time and operational costs for companies of all sizes. The project will incorporate selected solutions compliant with the low-emission 7R standard, which support operational efficiency and reduce the environmental footprint, including, among others, a smart building management system (BMS), a photovoltaic system, air handling units with heat recovery and CO2 sensors, and air-source heat pumps with a SCOP of 4.15. Furthermore, electrification will enable integration with local energy production (PV) and energy storage, while reducing energy consumption from the grid.


Nowa Huta with green infrastructure and a BREEAM Excellent rating

By investing in environmental quality and building the area’s long-term resilience, 7R Hub Nowa Huta will also incorporate numerous sustainable solutions. The project includes the revitalization of the site, the planting of over 2,200 plants that support biodiversity, the afforestation of approximately 10 hectares, flower meadows and insect hotels, and the creation of rain gardens that will utilize the natural topography for water retention and filtration. The complex will also feature dedicated relaxation areas and a full range of cycling infrastructure. 7R Hub Nowa Huta will be developed in accordance with the BREEAM environmental certification criteria at the Excellent level, and the first phase of the complex is scheduled for completion in the second quarter of 2027.
