7R, a developer of high-quality warehouses, is beginning construction on the modern 7R City Flex Poznań East I complex, a last-mile logistics facility.
7R City Flex Poznań East I, currently under construction in Poznań’s Franowo district, is a modern warehouse with 9,800 sq m of space. It is located just 3.5 km from the A2 highway and near the Krzesiny interchange. 7R City Flex consists of strategically located urban logistics facilities that offer modular warehouse space and modern offices. In addition, they ensure efficient last-mile operations and easy access to city centers and key roads.
Already, 77% of the building’s space has been leased, demonstrating strong interest in the project. Among the tenants is a company that provides logistics solutions for the pharmaceutical industry. The company has leased 1,200 sq. m. for use as a local warehouse. Another tenant will occupy 5,900 sq. m. for a temperature-controlled urban warehouse. “The excellent urban location and easy access to public transportation were key factors for our clients. The proximity to urban infrastructure will significantly streamline our clients’ logistics operations and make it easier for their employees to commute. A key advantage of the facility is the ability to lease small modules, perfectly tailored to the client’s individual needs. We currently have the last two modules available for lease, each measuring approximately 1,100 sq m,” says Magdalena Kostjan, Business Development & Leasing Director at 7R.
The 7R City Flex Poznań East I project is distinguished by its high quality and the use of innovative solutions. The modern, subdued-color façade blends seamlessly into the surrounding urban landscape. The warehouse will be equipped with energy-efficient LED lighting with dynamic DALI control, ensuring optimal illumination of the space. Skylights will allow natural daylight to enter, improving working comfort and reducing energy consumption.
To minimize heat loss, the airtightness of the facade will be significantly improved. A 50 kWp photovoltaic system will supply the building with clean energy
and reduce its carbon footprint, in line with the project’s environmental standards. A building management system (BMS) will also be implemented at 7R City Flex Poznań East I, enabling control and monitoring of the facility. The facility will be equipped with an electric vehicle charging station, which will significantly support the development of electromobility and sustainable transportation. The facade will be partially constructed using fossil-free steel, which is characterized by virtually zero carbon dioxide emissions.
7R plans to have the building assessed under the multi-criteria BREEAM certification scheme, with the aim of achieving an "Excellent" rating. Construction is scheduled to be completed in the first quarter of 2025. DLP Duch, Lisicki & Partners provided legal advice to 7R on the transaction.
