Polish fashion brand expands its logistics operations at 7R Hub Nowa Huta

7R has signed a long-term lease agreement with BrandBQ, the owner of the Medicine brand. The company has leased over 30,000 square meters of modern warehouse space at the 7R Hub Nowa Huta complex. The space at the Kraków logistics and technology hub will be used to support procurement, retail, and distribution processes.

Medicine as a tenant at 7R Hub Nowa Huta

BrandBQ is a Kraków-based company that owns the Medicine brand. The company specializes in the design, development, and sale of fashion and lifestyle products, operating under an omnichannel model. BrandBQ is expanding the Medicine brand on the Polish market and in select European markets, combining online sales with a network of brick-and-mortar stores. The company is among a group of Polish enterprises building their own consumer brands with an international reach.

A key distinguishing feature of the Medicine brand is its artistic collaborations and limited-edition collections inspired by the broad world of culture and art. The brand operates brick-and-mortar stores in Poland, the Czech Republic, and Slovakia. In addition, its clothing and accessories are available in 12 European countries through the multibrand store answear.com.

A space tailored to dynamic e-commerce operations

Under the terms of the agreement, BrandBQ has leased a total of over 30,000 square meters of space in the H1 building. The lease will be implemented in phases. The first portion of the space at 7R Hub Nowa Huta will be handed over to the tenant in November 2027, while the second phase will begin operations in November 2028. The facility will host operations in both e-commerce and the distribution of Medicine brand products to several hundred stores in Poland, as well as to customers both domestically and abroad.

A facility tailored to the needs of modern logistics

The facility being developed by 7R in Kraków’s Nowa Huta district will be tailored to the tenant’s needs and the specific nature of its operations there, which include both standard warehousing processes and spaces designated for permanent work. The building will incorporate energy-efficient solutions, including a hybrid heating system consisting of heat pumps and heaters or radiant panels.

7R Hub Nowa Huta: A Response to the Growth of E-Commerce

– According to various analyses, the value of the Polish e-commerce sector in 2026 could range between 175 and 180 billion PLN, and forecasts indicate further growth in the coming years, maintaining a pace significantly higher than that of traditional retail. As this sector develops, consumer expectations are also consistently rising, which means that e-commerce logistics and distribution must become increasingly faster, more efficient, and ready for further automation. 7R Hub Nowa Huta is being developed in response to these trends, among others. We are creating the largest urban logistics complex in Europe, offering tenants the opportunity to conduct modern warehousing and distribution operations in a location that provides access to a skilled workforce and a well-developed transportation infrastructure. The fact that a Kraków-based company with international operations has decided to expand its operations right here confirms the potential of this project for the e-commerce and modern logistics sectors.

Strategic location in Nowa Huta

7R Hub Nowa Huta is being built within the Ruszcza Logistics and Industrial Center, as part of the “Kraków – Nowa Huta of the Future” project — a location that aims to become the new hub for innovative industry in Kraków. Located in the heart of Nowa Huta, near National Road 79 and the planned S7 expressway interchange, the park offers excellent transportation links and access to downtown Kraków.

The Largest Urban Logistics Complex in Europe

7R Hub Nowa Huta consists of buildings with a total area of approximately 230,000 square meters, which will form the largest urban logistics complex in Europe. An integral part of the project is infrastructure designed for automation, as well as numerous amenities, including those for logistics operators. A clear zoning structure, convenient access routes, and a logical layout of functions will support efficient day-to-day operations, increasing productivity and saving time and operational costs for companies of all sizes. The project will incorporate selected solutions compliant with the low-emission 7R standard, which support operational efficiency and reduce the environmental footprint, including, among others, a smart building management system (BMS), a photovoltaic system, air handling units with heat recovery and CO2 sensors, and air-source heat pumps with a SCOP of 4.15. Furthermore, electrification will enable integration with local energy production (PV) and energy storage, while reducing energy consumption from the grid.

Low-emission infrastructure and environmental resilience

By investing in environmental quality and building the area’s long-term resilience, 7R Hub Nowa Huta will also incorporate numerous sustainable solutions. The project includes the revitalization of the site, the planting of over 2,200 plants that support biodiversity, the afforestation of approximately 10 hectares, flower meadows and insect hotels, and the creation of rain gardens that will utilize the natural topography for water retention and filtration. The complex will also feature dedicated relaxation areas and a full range of cycling infrastructure. 7R Hub Nowa Huta will be developed in accordance with the BREEAM environmental certification criteria at the Excellent level, and the first phase of the complex is scheduled for completion in the second quarter of 2027.
